Condominium Association Manager (CAM)
Schedule: Full-Time, 40 Hours Per Week (Flexible Schedule)
Pay: $80,000-$100,000 annually, depending on experience
About the Opportunity:
Our client is seeking an experienced Condominium Association Manager to oversee the day-to-day operations, financial management, and administrative functions of a residential condominium community. This leadership role serves as the primary liaison between the Board of Directors, residents, vendors, and staff while ensuring the property remains well-maintained, financially sound, and operating efficiently.
Responsibilities:
• Oversee daily community operations and ensure compliance with association policies and governing documents
• Serve as the primary point of contact for residents, Board members, vendors, and contractors
• Manage resident communications, move-ins, move-outs, and rule enforcement
• Oversee the association's rental program, including staff supervision, owner communications, website management, and occupancy-focused marketing initiatives
• Prepare and manage budgets, review financial statements, monitor accounts payable/receivable, and assist with reserve planning
• Coordinate maintenance projects, vendor contracts, repairs, and property inspections
• Obtain vendor bids, negotiate contracts, and oversee contractor performance
• Attend Board meetings, prepare agendas, and maintain community records and documentation
• Ensure compliance with applicable regulations and assist with insurance claims and risk management
• Track operational and rental program performance metrics and provide regular reporting to the Board
Qualifications:
• Minimum 3 years of property management or community association management experience preferred
• Strong understanding of condominium operations, budgets, financial reporting, and reserve planning
• Accounting, bookkeeping, finance, or budget management experience strongly preferred
• Exceptional attention to detail and commitment to financial accuracy
• Strong communication, leadership, organizational, and problem-solving skills
• Ability to manage multiple priorities and work independently in a fast-paced environment
• Bachelor's degree in Business, Property Management, or a related field preferred
• CMCA®, AMS®, PCAM®, or applicable state licensing preferred
Work Environment:
• Full-time salaried position with a flexible schedule
• Occasional Saturday work may be required, with an alternate weekday off provided
• Hours may vary based on operational needs, staffing coverage, and rental activity
