We are seeking a dependable and detail-oriented New Construction Technician to support both pre-closing punch list repairs and post-closing home warranty service work for newly constructed homes. This position plays a key role in ensuring homes meet company quality standards before homeowner move-in and that warranty concerns are resolved efficiently after closing. The ideal candidate has strong residential construction knowledge, excellent troubleshooting skills, and the ability to provide professional, customer-focused service while working independently in occupied and unoccupied homes. Key Responsibilities Pre-Closing Responsibilities Complete punch list repairs prior to home closings. Inspect homes for quality control and readiness for homeowner walkthroughs. Perform finish work including drywall repairs, paint touch-ups, trim adjustments, door and hardware corrections, and minor carpentry tasks. Coordinate with site supervisors to ensure timely completion of pre-closing items. Identify construction deficiencies and communicate findings to project management. Assist with final walkthrough preparation and corrections. Post-Closing Warranty Responsibilities Respond to homeowner warranty requests and service claims in a timely and professional manner. Inspect reported issues to determine warranty eligibility and required corrective action. Perform minor repairs related to drywall, paint, trim, cabinetry, flooring, and basic mechanical components. Coordinate and schedule subcontractors for specialized warranty repairs. Maintain accurate service records, inspection notes, and completion documentation. Communicate repair timelines and expectations clearly with homeowners. Qualifications 2+ years of residential construction, handyman, or home service experience. Working knowledge of homebuilding systems and finishing trades. Ability to diagnose and resolve construction-related issues. Valid driver’s license and reliable transportation. Ability to lift up to 50 lbs and perform physical field work. Strong organizational and communication skills.
