Maintenance Supervisor – Job Description Downtown Sarasota, Florida Class A Luxury Condominium Position Summary A Class A luxury condominium in downtown Sarasota is seeking an experienced Maintenance Supervisor to oversee and actively support the daily maintenance, repair, safety, and operational needs of the property. This is a hands-on leadership role requiring strong technical skills, sound judgment, professionalism, and excellent communication. The ideal candidate will have experience in luxury residential, condominium, hotel, resort, or comparable Class A properties and take pride in maintaining the building, systems, amenities, and common areas to the highest standards. Essential Duties & Responsibilities Perform and oversee daily maintenance involving mechanical, electrical, plumbing, structural, janitorial, landscaping, and general facility operations. Monitor, inspect, maintain, and assist in repairing building systems including HVAC, plumbing, electrical, lighting, fire/life safety, elevators, pumps, irrigation, and access control systems. Perform routine inspections, preventative maintenance, and repairs to ensure optimal performance and safety. Respond promptly and professionally to maintenance requests, resident concerns, emergencies, equipment failures, water intrusion, and storm-related incidents. Conduct regular property inspections to identify maintenance needs, safety concerns, code issues, and appearance deficiencies. Coordinate and supervise outside vendors, contractors, inspectors, and service providers to ensure quality and timely completion of work. Assist management with obtaining bids, scheduling projects, reviewing vendor work, and monitoring contractor performance. Maintain common areas, amenity spaces, mechanical rooms, garages, and exterior areas to Class A luxury standards. Maintain accurate work orders, maintenance logs, inspection reports, service records, warranties, and supply inventories. Ensure tools, equipment, and storage areas remain clean, organized, and safe. Assist with hurricane preparation, emergency response, storm recovery, and special projects as assigned. Communicate professionally with residents, management, vendors, and Board members while identifying cost-effective maintenance solutions. Required Qualifications Minimum 3–5 years of maintenance experience , preferably in a luxury condominium, Class A residential building, hotel, resort, or similar property. Strong knowledge of HVAC, plumbing, electrical, mechanical systems, fire/life safety, and general building repairs. Supervisory or lead maintenance experience preferred. Ability to troubleshoot issues independently and determine when outside vendor support is required. Experience with preventative maintenance programs, service contracts, vendors, and contractors. Demonstrated ability to safely operate hand tools, power tools, ladders, and maintenance equipment. Ability to work outdoors in varying weather conditions including heat, humidity, rain, and sun exposure. Physical ability to lift 65 pounds or more , climb ladders, bend, kneel, and walk extended distances. Flexibility to work weekends, holidays, and emergency-response shifts as needed. Proficiency using mobile phones and work-related applications for communication, scheduling, and work order management. Valid Florida driver’s license with a clean driving record. Strong organizational, communication, and problem-solving skills with a service-oriented attitude. Schedule flexibility is required, including weekends, inspections, emergency calls, vendor coordination, and after-hours response. Compensation will be commensurate with experience, qualifications, and certifications.
