CONSTRUCTION INSPECTOR The Athens Housing Authority is accepting applications for a full-time Construction Inspector position. This position is responsible for construction inspector work related to the Authority’s real estate functions. Reporting to the Chief of Real Estate, this position is responsible for the organizing and completion of Physical Needs Assessment/Project Cost Estimates. Monitors all construction progress to ensure observance of contract requirements and adherence to the timetable. Coordinates changes to contract due to field condition with architect or engineer. Conducts punch list of final inspections with contractors on units being modernized or repaired. Inspects buildings and grounds for conformance with NSPIRE HUD regulations. Reports non-conformance. Assess repairs to damaged facilities and casualty units for Operations and/or Maintenance. Fullfills Davis-Bacon and HUD requirements. Incumbent generally works independently and exercises a great deal of judgment in resolving problems in the act of repairing buildings and appurtenances. The incumbent will serve in rotation on the after-hour on-call maintenance team. A successful candidate must demonstrate significant knowledge of and manual skills in repairing items, including plumbing, heating, and pipes; electrical switches, stoves, and refrigerators; windows, doors, and other wood materials; and mechanical equipment. HVAC certification desirable. Development in the fields of building construction and facilities maintenance. Knowledge of modern office equipment. Ability to read plans, inspect grounds and dwellings, estimate costs, and evaluate quality of construction and repairs in accordance with prescribed specifications. Applicant must hold a valid Georgia Driver’s license, must pass background checks, physical and drug screening, and be bondable and insurable by the Authority’s insurance carrier.
