Current Active Community Association Manager License Required JOB SUMMARY We are looking for a full time dedicated manager for a large gated HOA in Sarasota. The onsite manager has two primary responsibilities: to manage the community's daily operations and to carry out policies set by the Board of Directors. The manager works closely with the Board as an advisor, but acts at the sole direction of the Board and is not technically a member of the Board or of any committee. The Manager will oversee a vendor base of contractors and is responsible for a number of key performance indicators including resident satisfaction, adherence to budget, vendor performance, and overall property maintenance. ESSENTIAL FUNCTIONS Work with the Association Board of Directors; attend monthly Board meetings, prepare and present reports, circulate Agenda and Minutes to owners Work with the Committees; understand their Missions and Charters and offer active consultation within current and future projects Management of onsite personnel and contractors to minimize downtime and maximize efficiency while controlling costs Responsible for cost control and performing maintenance projects within budget Ensures all workplace and resident safety standards and practices are upheld Assists in creating and circulation of weekly, monthly, quarterly and annual reporting by making sure all information pertaining to duties is accurately reported or updated Ensure property is compliant with local, state and federal health and safety standards Receive and respond to owner inquiries and complaints and, where appropriate, forward to Board. QUALIFICATIONS High School diploma required Possess the Community Association Manager License from the State of Florida Full knowledge of Florida Statutes -Chapter 720 regarding homeowner’s associations is mandatory Minimum of 5 years of experience as an onsite association manager. General knowledge of Plumbing, Electrical, HVAC, Landscaping and Irrigation Systems as they relate to residential homes Excellent oral and written communication; ability to work efficiently and to multi-task Proven record of working independently and with minor supervision Possess good inter-personal communication skills to deal with unit owners and onsite and off-site contractors An effective team player with a positive attitude Must have a valid Florida Driver’s License Basic computer skills must include Microsoft Excel programs and spreadsheets, developing formulas and linked formatting in order to aid in record keeping for property maintenance and management. Word documents, merging, mailings. Management of blast emails when sending out communications by email to multiple recipients. Familiarity with Vantaca is not mandatory but would be a helpful asset.
