Job Overview The Seasonal Turn Technician is a hands-on, temporary maintenance position. The primary objective is to execute rapid "make-ready" turns on vacant apartments so they are pristine and operational for incoming residents. This position typically lasts between 1 to 3 months during peak turnover seasons. Responsibilities Unit Turnovers & RepairsPainting: Perform full apartment interior painting, trim touch-ups, and drywall patching.Maintenance & Carpentry: Fix or replace cabinet hinges, door knobs, locks, and window screens.Plumbing & Electrical: Repair minor leaks, replace faucets/showerheads, change lightbulbs, and check outlets Appliance Servicing: Troubleshoot and clean refrigerators, stoves, dishwashers, and HVAC units (e.g., replacing filters). Cleaning & InspectionPerform deep cleaning of kitchens, bathrooms, floors, and appliances in vacant units. Remove debris, trash, and abandoned items from units and properly dispose of them. Conduct pre-move-in and post-move-out inspections to document damages General Community SupportAssist the lead maintenance supervisor with ad-hoc repair tasks across the property.Maintain clean breezeways, common areas, and trash enclosures during heavy move days. Qualifications & SkillsExperience : 1–3 years of previous experience in general maintenance, residential property management, or construction Technical Skills: Working knowledge of basic plumbing, electrical, HVAC, and carpentry Physical Requirements: Ability to lift up to 50 lbs, bend, kneel, climb ladders, and stand for long periods.Tools Must own standard, basic maintenance hand tools (e.g., drill, pliers, screwdrivers, wrenches) Availability: Willingness to work flexible hours, occasional weekends, and overtime during peak turnover periods What to ExpectPace: High-energy and deadline-driven, requiring the ability to manage time efficiently across multiple units.Environment: Indoor and outdoor work in varying seasonal temperatures and conditions.
