A growing owner-operator is seeking an experienced Property Manager to lead operations at a premier student housing community serving the University of Georgia market. This award-winning community features 342 units and 750 beds, offering a luxury resident experience with resort-style amenities, fully furnished apartments, and a highly desirable location near both campus and downtown Athens.
This is an opportunity for a driven property management professional who excels in student housing, team leadership, leasing performance, and operational execution within a large-scale, high-profile asset.
π― What Youβll Do
β’ Oversee the daily operations of a 750-bed student housing community
β’ Lead leasing, marketing, and resident retention initiatives to achieve occupancy goals
β’ Manage property financial performance, budgets, forecasts, and reporting
β’ Supervise and develop leasing, maintenance, and resident services teams
β’ Drive resident satisfaction through exceptional customer service and community engagement
β’ Manage student move-ins, move-outs, renewals, and high-volume turnover periods
β’ Monitor property appearance, curb appeal, and operational standards
β’ Coordinate vendors, contractors, and capital improvement projects
β’ Ensure compliance with company policies, Fair Housing regulations, and operational procedures
β’ Partner with ownership and leadership to maximize NOI and overall asset performance

π What It Takes
β’ 4+ years of property management experience required
β’ Student housing experience strongly preferred
β’ Experience managing large-scale multifamily or student housing assets
β’ Strong financial acumen with budgeting and NOI management experience
β’ Proven ability to lead and develop high-performing teams
β’ Excellent communication and resident relations skills
β’ Familiarity with Entrata, Yardi, or similar property management software preferred
β’ Ability to thrive in a fast-paced, resident-focused environment
