Key responsibilities include helping to coordinate subcontractors, material and equipment, ensuring specifications are being strictly followed and that work is on schedule and meets quality standards. Superintendents are required to travel and/or relocate for the duration of the projects. Key Responsibilities Oversee all aspects of renovation projects from planning to completion. Schedule subcontractors, consultants, and vendors in a critical path to ensure timely completion. Perform quality control duties and responsibilities regarding the work being performed. Ensure that subcontractor is fully executing and complying with the contracted scope of work. Coordinate required inspections with local jurisdiction. Identify and correct subcontractor non-compliance with safety standards. Maintain a clean, safe project site. Maintain daily logs of activities on the job site. Ability to work through conflict, complaints, grievances and resolve problems. Inspect and monitor daily activities of the job site. Receive, inspect and verify deliveries. Work with property management. Mentor Assistant Superintendents and/or train new Superintendents. Interface with project inspectors, contractors, architects, engineers, city and county officials, property management, tenants and clients. Maintain high standards of workmanship that adhere to original plans and specifications. Successfully perform administrative duties. Review and approve all requisitions, field purchase orders, invoices, and other significant reports and documents. Qualifications 5+ years previous experience in construction management. Ability to drive projects. Strong leadership qualities. Strong negotiation skills. Deadline and detail-oriented. Preferred: Associate or Bachelor’s degree a plus Required: 5+ years as a Superintendent with multifamily experience Required: Travel 100% Required: Physical/Drug Screen/Background Check Physical Demands/Working Conditions/Environment : Capable of working long days on a frequent basis. Capable of pushing, pulling, or lifting up to 50 lbs. Occasionally required to climb, kneel, crouch, bend, reach or crawl. Must be legally able to operate a motor vehicle, possess a valied driver's license and auto insurance, and meet company driving requirements. Additional physical demands include: being outside/walking across the property in various weather conditions, on feet for an extended period of time, walking up and downstairs, climbing a ladder, and perform duties that require manual dexterity.
