Regional Marketing Manager – Florida OnSpire | Builder & Developer Services POSITION SUMMARY The Regional Marketing Manager for the Florida region is responsible for the planning, execution, and performance of marketing programs across an assigned portfolio of residential master-planned communities. Reporting to the Director of Marketing, this role acts as the primary marketing liaison between OnSpire, an OnPlace Collective company, and builder partners for all community-level marketing activity in the region. This is a hands-on, execution-heavy role supported by OnSpire’s centralized digital, creative, and coordinator teams. The position requires strong execution discipline, proactive client communication, and a working knowledge of new home sales and community marketing environments. KEY RESPONSIBILITIES Own day-to-day marketing execution for all communities in the region, including campaign timelines, content calendars, email deployments, digital ad coordination, and asset delivery. Serve as the primary marketing liaison for each community's marketing needs, responding to builder requests, flagging issues, and driving deliverables while operating with a high degree of autonomy. Adapt and deploy community marketing assets within established brand frameworks, ensuring accuracy, local relevance, and on-time delivery. Monitor weekly traffic and lead performance by community; identify underperforming campaigns and escalate optimization recommendations to the digital team. Track online inquiry to Welcome Center visit conversion rates and coordinate with on-site Information Center staff to address friction in the visitor experience. Maintain active communication with builder sales teams across all regional communities, staying current on inventory, pricing, incentives, and release timing. Coordinate Welcome Center materials, signage, and collateral with on-site staff, ensuring everything is current and brand compliant. Support grand openings, phase releases, and builder and realtor events with coordinated marketing execution. Deliver monthly performance summaries to the Director of Marketing, flagging variances and recommending adjustments. SUCCESS METRICS Monthly qualified traffic targets met across all active communities in the region. Qualified lead volume benchmarks met by community and campaign. Online inquiry to Welcome Center visit conversion rate maintained or improved month over month. Marketing assets and campaign deliverables completed on time and on brand each cycle. Consistently meets or exceeds builder-facing deliverable timelines; release and incentive communications deployed on schedule. REQUIRED QUALIFICATIONS 5–7+ years of marketing experience with direct accountability for new home community performance, including traffic, leads, and conversion. Hands-on campaign execution experience across digital, email, print, and social channels in a builder or developer marketing environment. Working knowledge of builder sales operations, including model homes, Welcome Centers, phase release cycles, and co-op incentive structures. Strong project management skills with the ability to manage multiple community timelines simultaneously without losing detail. Comfortable interpreting digital performance data and translating it into campaign-level decisions. Ability to travel regularly within the Florida region for community visits, builder meetings, and on-site events (estimated 25–40% local travel), with occasional travel for team and company meetings. Valid driver’s license with a clean driving record. Must pass to a background and drug screen. PREFERRED QUALIFICATIONS Active experience in the Florida residential development or new home market. Agency-side experience managing multiple community or client accounts simultaneously. Proficiency in HubSpot, Meta Business Suite, Google Ads, and ClickUp or equivalent project management platform.
