Job description:
As General Manager, you are entrusted with the comprehensive operational leadership and profitability of Halesford Harbour, overseeing its three core business lines: the Inn (hotel), the RV Resort/Campground, and the Marina.
This demanding 24/7 on-call role positions you as the primary, day-to-day point of contact for all guests, tenants, boaters, and partners. You will be fully accountable for the entire property's P&L performance, alongside ensuring excellence in guest experience, safety, staffing, marketing, revenue management, maintenance, and community relations.
Property Overview
Halesford Harbour is a multi-faceted waterfront destination featuring:
Inn: A 24-room waterfront inn offering a variety of accommodations, including king/double-queen kitchenettes, a private lakeside cabin, and a two-bed/two-bath suite, all conveniently located near resort amenities.
• RV Resort/Campground: A 41-acre, year-round RV park with 133 terraced luxury campsites, each featuring 30/50-amp electric and municipal water/sewer hookups.
• Marina: Comprising nine docks and 112 slips (accommodating vessels up to 24’), the marina provides 24/7 fuel pumps, propane, and a marine store.
Guests have access to premium amenities, including two private beaches, a lakeside pavilion, a boardwalk, and a seasonal saltwater pool overlooking the lake. Resort/Campground, and the Marina.
Responsibilities
• Lead and develop teams across Front Desk/Inn, Housekeeping, RV/Tenant Services, Marina/Dock, Retail/Store, Groundskeeping/Maintenance.
• Maintain a five-star waterfront experience across all amenities.
• Resolve escalated guest complaints and monitor review sites.
• Conduct daily revenue reviews for inn rooms, RV sites, marina slips, fuel, and retail.
• Partner with marketing to drive occupancy and cross-vertical packages.
• Oversee housekeeping standards, RV utilities, and marina operations.
• Enforce resort rules and safety policies; maintain compliance with codes and permits.
• Monitor monthly operating budgets and prepare P&L variance explanations.
• Plan and oversee capital expenditure improvements.
• Maintain relationships with lake partners and local businesses.
• Perform special projects and duties as assigned.

Role-specific KPIs
• Inn: Occupancy, ADR, RevPAR, OTA/channel mix, guest reviews/NPS, housekeeping QA.
• RV Resort: Seasonal occupancy, lease adherence, tenant satisfaction, ancillary revenue, event participation.
• Marina: Slip occupancy, fuel gallons/margin, store sales per guest, dock wait times, safety incidents (zero-injury goal).
• Property-wide: Total revenue & GOP, labor % of revenue, guest sentiment, capex delivery on time/on budget.
