Due to conflict of interest, we are not currently looking to hire active Real Estate agents. Vunique Vacations is Seeking: Vacation Rental Property Managers to cover our Sarasota and/or Bradenton markets as well as flexibility to cover our Clearwater market when needed Property management, like hospitality, is a lifestyle. This is not a traditional Monday through Friday, 9 to 5 job. The demands and expectations of this position often include working evenings, weekends, and holidays to support guest needs, property readiness, and unexpected situations. Technical Abilities Full knowledge and understanding of all Vunique Vacation’s software, policies and procedures, and terms and conditions Proficiencies in Microsoft Outlook, Office, Teams High level knowledge in Breezeway, RueBaRue, Google Voice, Point Central and Minut On Site Operations at Our Homes Full knowledge and understanding of all Vunique Vacation’s properties Inspect all homes before and after each guest for damages, losses, and urgent inventory needs Meet and greet all guests upon arrival providing them with a tour of the home, review of home features, and a walkthrough of the guestbook. Identify any damages or deficiencies and work with Vunique Vacations cleaning teams to ensure all products are up to our cleanliness standards. Correcting this through Vunique Vacation’s work order system and monitoring until completion Maintain property by investigating and resolving guest complaints and requests, enforcing rules of occupancy, pet policies, guest damages, etc. Coordinate departure, mid-stay and touch up cleans with housekeeping teams Work with Vunique Vacations maintenance team on scheduled projects, preventative maintenance, and special projects. Performing monthly inventory checks at the homes to maintain property supply levels Assist in monthly audits of the homes to identify décor and refresh needs Storm Prep-in the event of a storm, work together with Vunique Vacations maintenance team to ensure the homes are prepared and secure Assist in the cleaning process on cleans with deficiencies that take less than 30 minutes to resolve Assist in the overall cleaning process on days where the cleaning team is running behind or short staffed. Assist Executive Housekeeper with linen bin replenishment to maintain PAR levels and linen replacements on site Ensure all owners closets and back of house spaces at the homes are tidy and organized Track and follow up with Breezeway comments from cleaning companies to ensure all outstanding issues are resolved prior to guest arrival Facilitate photo shoot prep and assist in staging and coordinating shots with marketing/ photography teams Remain on site for the duration of photoshoots Communicate issues with cleaning companies directly to Executive Housekeeper to ensure resolution occurs in a timely manner Guest Relations Respond to inquiries for incoming and in-house guests in a timely manner – emails, text messages, phone calls, etc. Meeting guests upon check-in at our home(s) – providing guests with knowledge of the home’s operations and amenities Providing guests with your full expertise of local events, recommendations, and area amenities Handling customer service requests and resolving guest issues by developing interpersonal relationships and creating an outstanding guest experience Coordinate any early arrivals & late departures with guests, maintenance, cleaning team & other property managers Communicate pre-arrival and mid-stay information to each guest Ensure Smart Technology and Security features at every home are operational prior to every guest arrival Work with Vunique Vacation’s Revenue Management team to provide guest feedback and improve our homes, our service, and our company Assist in management and coordination of on site events Accomplish organizational goals by accepting ownership of tasks Represent our Brand in a positive way Work as a team – work together with all Property Managers and Vunique Vacations team to accomplish our company objectives Additional Notes PMs will be assigned 6 homes to start. The homes will be assigned on a yearly basis and the PM will be audited and bonused based off the overall performance of the home. This allows PMs success to be measured by actual data and to be rewarded with a bonus that speaks to their hard work and attention to detail The potential to manage additional homes will be available once the 6 homes are mastered Due to the nature of the position, candidates should be comfortable with the physical demands of the job. This can include walking properties, climbing stairs, lifting equipment or supplies, managing quick turnovers, and being on your feet for extended periods of time. While we welcome candidates of all ages and backgrounds, this position is best suited for someone who is active, energetic, and capable of handling a physically dynamic workday. Driving a personal vehicle with a good driving record is a requirement of this position. Base Salary is $51,840/ year. Gas Stipend is $150/week or $7,800/year. Cell Phone Stipend is $30/month or $360/year.
