Property: The Reserve at Bahia Vista (New Construction) Location: Sarasota, Florida Job Title: Property Manager Reports To: Regional Property Manager SUMMARY OF FUNCTIONS: Responsible for the successful lease-up, stabilization, and ongoing operation of a newly constructed, Class A luxury apartment community. The Property Manager will lead all aspects of community operations, leasing performance, team development, financial oversight, and resident experience, ensuring the property meets or exceeds occupancy, revenue, and service expectations. This role requires a hospitality-focused leader who serves as a brand ambassador, delivering a best-in-class resident experience while partnering closely with ownership and regional leadership to achieve operational excellence. Responsibilities include oversight of leasing strategy, renewal performance, financial reporting, and day-to-day operations in alignment with luxury standards. MAJOR DUTIES AND RESPONSIBILITIES: Duties may include, but are not limited to, the following functional areas: TEAM LEADERSHIP & CULTURE Lead, inspire, and develop a high-performing on-site team aligned with luxury service standards Assist with hiring, onboarding, and training of new employees Conduct annual evaluations and oversee corrective action and employee separation when necessary Enforce professional appearance, dress code, and safety standards Foster a culture of accountability, hospitality, and continuous improvement Maintain incident files and ensure compliance with company policies Complete payroll reporting and scheduling to ensure adequate staffing •This position requires being on-call as needed, managing staff schedules, and delegating responsibilities to ensure maximum performance and operational continuity. LEASING & MARKETING Oversee and execute leasing and marketing strategies to achieve lease-up and stabilized occupancy goals established by ownership Respond effectively to telephone and digital inquiries to generate prospective visits; maintain a minimum call-to-show ratio of 65% Show and demonstrate apartments using consultative sales techniques that emphasize lifestyle, storytelling, and experience Ensure models, amenities, and tour routes consistently deliver a best-in-class first impression Monitor and analyze traffic, conversion ratios, competition and leasing performance metrics Follow up with prospective residents to maximize conversion Oversee digital marketing initiatives, outreach efforts, and online reputation management OPERATIONS & MAINTENANCE Ensure the overall appearance, maintenance, and operation of the property consistently meet Class A luxury standards Perform move-in inspections with new residents Analyze maintenance operations with a focus on efficiency, cost control, and preventative care Obtain and evaluate estimates for major repairs or capital improvements Review and optimize contracted services including landscaping, trash removal, pool maintenance, HVAC, pest control, and other vendors Maintain accurate daily activity, vacancy, and operational reports RESIDENT EXPERIENCE Serve as the primary ambassador of the community’s brand to residents, prospects, vendors, and ownership Proactively resolve resident concerns with professionalism, discretion, and urgency Drive resident retention through proactive renewal strategies and superior service delivery Curate resident events and programming that enhance community engagement and reinforce a luxury lifestyle Prepare resident communications, newsletters, and community updates FINANCIAL MANAGEMENT & REPORTING Collect, record, and deposit rental payments, application fees, and security deposits Review monthly accounting statements prepared by the home office for accuracy Analyze budget-to-actual variances and identify trends impacting NOI Prepare vacancy reports, weekly and monthly management reports, and other financial documentation as required Assist with legal action for evictions when necessary and in accordance with company policy PHYSICAL REQUIREMENTS: Must be able to perform the physical functions of the position, including walking the property (including up to four flights of stairs) to conduct inspections, deliver resident communications, and show apartments. Must be able to effectively communicate with residents, staff, supervisors, and vendors. Ability to lift a minimum of 60 lbs. as required for office and operational needs. QUALIFICATIONS: Minimum of two (2) years’ experience managing Class A or luxury multifamily communities Lease-up, new construction, or stabilization experience strongly preferred College degree preferred Proficiency with industry-standard property management and accounting software (e.g., Yardi, RealPage, Entrata or similar) Strong working knowledge of Windows-based systems and standard office equipment WHY THIS ROLE: This is a unique opportunity to lead the launch and long-term success of a premier luxury apartment community in Sarasota.
