Maintenance Technician - FT Day Shift + On call rotation
Position Summary
Under the direction of the Supervisor of Plant Maintenance, the Maintenance Mechanic performs preventive and corrective maintenance to ensure the safety, functionality, and appearance of the facility in accordance with corporate standards and all applicable codes. This role plays a key part in supporting a safe and welcoming environment for residents, staff, families, and visitors.
Key Responsibilities
• Code Compliance & Safety Ensure all maintenance activities comply with local, state, and federal codes. Promote a safe, clean, and operationally sound environment across all community areas.
• Maintenance Operations Complete work orders and assignments related to building systems, including HVAC, boilers, plumbing, electrical, carpentry, and painting. Assist with apartment turnovers and coordinate with departments such as Environmental Services and Marketing.
• Safety & Regulatory Documentation Maintain accurate fire and safety records. May assist with or coordinate inspections from OSHA and other regulatory bodies.
• Preventive Maintenance & Equipment Management Operate and maintain assigned equipment. Perform surveys, inventories, and preventative maintenance. Address resident concerns and assist with annual apartment inspections.
• General Repairs & Installations Repair and adjust doors, locks, windows, flooring, and ceilings. Perform light masonry and carpentry. Install furnishings and fixtures as needed. Inspect, troubleshoot, and maintain various systems and components, including lighting, electrical, plumbing, alarms, HVAC, and mechanical systems.
• Vendor Coordination & Supply Management Maintain service and warranty records. Communicate with vendors and assist with procurement of supplies within authorized limits.
• Emergency Response Support Provide maintenance support during emergency situations and after-hours calls, ensuring timely and effective resolution of issues.
• Regulatory Compliance & Continued Learning Stay informed on OSHA and state safety regulations. Attend continuing education and training as required.
• Professional Conduct Consistently demonstrate professional behavior and comply with all Wesley Woods policies and procedures.
• Team Collaboration Collaborate with internal departments and external vendors to prepare apartments for new residents.
• Maintenance Planning Assist with developing and implementing preventive maintenance schedules under supervisor guidance.

Minimum Qualifications
Perform additional related tasks and responsibilities as assigned.
• High school diploma or equivalent
• Minimum of 2 years of physical plant maintenance experience
• Valid Georgia driver’s license and insurable driving record (if required)
• Working knowledge of HVAC, plumbing, carpentry, painting, and general building systems
• Ability to read, write, and follow instructions in English
• CPR and/or First Aid certification may be required
• Basic proficiency in Microsoft Office
• Experience in a retirement or healthcare community preferred
Physical Requirements
• Ability to carry up to 50 lbs
• Frequent standing, walking, climbing ladders, bending, and stooping
• Occasional sitting; close visual work (e.g., reading, computer use)
• Ability to work in confined spaces and variable physical environments
