Work Schedule: Monday- Friday, 7:00am- 3:30pm with 30 minute lunch break, some evenings and weekends as needed
Position Summary
Under general supervision, perform a wide variety of skilled maintenance and mechanical tasks. The required duties may include painting, carpentry, plumbing, HVAC, basic electrical, flooring, concrete work, and roofing as needed.
Essential Functions
• Facility maintenance and preventative care for all structures and associated infrastructure in assigned locations
• Meet the expectations and needs of the staff at assigned locations as it pertains to the appearance, upkeep, functionality, and future needs at those locations
• Manage the life cycle of each work order generated for assigned locations, including the appropriate documentation of the work performed
• Complete all appropriate documentation – examples: equipment inventory with serve/repair history, and financial transactions
• Knowledge and understanding of Preventative Maintenance Agreements and Service
• Contracts for assigned locations, ensuring they are completed well and on time.
• Provide support to other Service Technicians in the executions of special projects (A special project is defined as any project which requires the coordinated efforts of two or more workers and/or the specialized help of subcontractors and/or potential purchases involving a Purchase Order ($500 and above)
• Responsible for the quality of all maintenance work done at assigned locations, including work performed by contractors and supporting FIVE18 Service Technicians when helping with special projects at your assigned locations
• Provide rotational 24 hour emergency response

Knowledge Of
• Tools, materials, methods, and equipment used in a building trade, such as carpentry, plumbing, painting, concrete work, and basic electrical work
• Adequate safety precautions and safety measures to be applied in all aspects of position including set up and use of tools and equipment and materials handling
• Appropriate and required uses of personal protective equipment
• Methods used for estimating materials, labor, and time needed for projects

Education
• High School Diploma/GED - required
Experience
• 5+ years of related experience
Computer Skills
• Ability to work in work order program, entering accurate job completion notes, time recording and project updating
• Office or other equipment: Normal use and understanding of basic office equipment, property management equipment, including the computer and its related software, copiers, and fax
Certification & Licenses
Plumbing, electric, HVAC (preferred)
Drivers License (required)

• Languages: Must be able to effectively communicate both orally and by written word in the English language
• Must be of legal age to complete the essential functions of this position
• Must have a valid driver’s license and an acceptable driving record

Ability to wear Personal Protective Equipment (PPE) – Gloves, eye protection, ear protection and chaps when operating a chainsaw.
Ability to operate lawn and landscape equipment
Work Environment
This job will be in both controlled and uncontrolled environmental settings. The employee will face outside temperature conditions of hot and cold weather. The employee will also be in buildings facing different smells and possible allergens such as animal/human dander, dust, smoke and be exposed to trade chemicals such as fuels, oils, glues and cleaners.
