Building/Grounds Manager (#012107) Perry Correctional Institution, Pelzer (GREENVILLE) Level 3
Job Responsibilities
• Plan, develop, coordinate, implement and supervise the daily emergency maintenance/repair programs for a level III institution.
• Develop maintenance plans and procedures for all buildings, utilities, grounds, services, installed equipment, etc.
• Determine requirements, obtain required materials/equipment and assign work.
• Establishes on-call procedures to respond to emergency maintenance and repair calls and ensures the work is promptly and properly performed.
• Develop/implement preventive maintenance program for the institution.
• Determine items requiring periodic PM and develop check list for each item.
• Schedule and follow up to ensure that PM's completed as required.
• Develop plan and cost estimate determine schedule, and obtain required materials, supplies, and equipment.
• Select, orient, train, and evaluate new employees/inmates.
Must successfully complete four (4) week SCDC Basic Training upon hire.

Minimum And Additional Requirements
State of South Carolina Minimum Requirements:
An associate's degree and professional experience directly related to the area of employment.
SCDC Minimum Requirements
(Or an acceptable equivalency as approved by the Division of State Human Resources).
• A Bachelor's degree and five (5) years professional experience in principles and techniques of facilities maintenance to include but not limited to HVAC, locks and locking devices, plumbing, general construction/renovations, electrical and/or kitchen equipment; one of which must have been in a supervisory capacity;
OR
• An Associates degree and seven (7) years professional experience in principles and techniques of facilities maintenance to include but not limited to HVAC, locks and locking devices, plumbing, general construction/renovations; electrical capacity; one of which must be in a supervisory capacity.
OR
• A high school diploma and nine (9) years professional experience in principles and techniques of facilities maintenance to include but not limited to: HVAC, locks and locking devices, plumbing, general construction/renovations, electrical and/or kitchen equipment; one of which must be in a supervisory capacity.
