About this opportunity:
Plans, directs, coordinates, supervises, and monitors the Facilities department staff within The Salvation Army Area Command. Plans, schedules, supervises, monitors and otherwise performs the day-to-day general maintenance and repair of The Salvation Army Area Command buildings, vehicles, grounds, location and equipment; plans, schedules, assigns, trains and supervises the work of subordinate maintenance, janitorial, and/or housekeeping personnel/volunteers; evaluates, and monitors all contracted maintenance services for effectiveness; ensures all equipment remains in proper working order and compliance with standard operating procedures and safety standards; serves as Safety Manager for The Salvation Army Area Command related properties; participates in more difficult repair work as required; operates a Salvation Army vehicle to pick-up and/or deliver materials; maintains an inventory of all Salvation Army property and administers a departmental budget; conducts performance evaluations and provides hiring, terminating, and salary recommendations.
Key responsibilities:
• Proactively plans, supervises, and monitors the preventative maintenance of all mechanical, electrical, utility equipment, and appliances; schedules and conducts routine inspections of vehicles, appliances, tools, equipment, heat and air conditioning, and security and fire alarm systems on a routine basis to ensure the long life of the same.
• Monitors the effectiveness of all contract services such as lawn maintenance, pest control, street lighting, and utilities services; ensures vendors comply with terms of contract; determines need for emergency vendor services, solicits, and reviews invoices for said services, recommends approval (or disapproval), monitors work and approves (or disapproves) payment.
• Conducts performance evaluations and provides hiring, terminating, and salary recommendations; develops and secures necessary office equipment and resources; participates in the development and maintenance of computer systems.
• Supervises the maintenance of grounds, structures, fixtures, and décor through additions, repairs, adjustments, painting, or replacement; monitors system controls to ensure all systems are performing as designed (air conditioning, furnace, hot water heater, lighting, equipment, etc.).
• Orders and maintains an inventory of maintenance and janitorial supplies and equipment for maintenance staff/volunteers; janitorial supplies, bathroom, and paper products; orders and disposes of coolants as needed in the maintenance of all air conditioning and refrigeration units.
• Prepares and proposes departmental budget; reviews budget regularly to track funding and expenditures to determine compliance with budget projections and constraints. Reviews, monitors, and approves expenditures to ensure compliance with budget constraints.
• Develops and maintains inventories of all equipment and facilities including their Salvation Army property serial numbers, condition, and replacement schedule; ensures accountability of all equipment and supplies.
• Attends professional conferences and seminars and read professional journals to maintain awareness of modern and effective facilities administration techniques.
What are we looking for in you:
• High school diploma or G.E.D, with two years course work from a vocational or technical school in heating, ventilation, and air conditioning, plumbing, electrical, and construction trades, and
• Five years progressively responsible experiences performing skilled maintenance and repair work for commercial buildings and grounds with at least two to three years in a supervisory capacity, or
• Any equivalent combination of training and experience which provides the required knowledge, skills, and abilities.
• Knowledge of The Salvation Army mission, philosophy, culture, protocol, and organizational structure.
• Knowledge of the methods, materials, tools, and practices used in at least two of the building, electrical, or mechanical trades.
• Knowledge of plumbing, electrical, construction, and air conditioning equipment.
• Ability to present a positive and professional image of The Salvation Army.
• Ability to build and maintain effective working relationships with Salvation Army officers, employees, and the community.
Physical Requirements and Working Conditions:
Work requires driving a vehicle and working outdoors daily with exposure to physical discomforts associated with changes in weather such as rain, cold, snow, heat or discomforts associated with noise, dust, dirt, and the like.
Duties require frequent periods of physical mobility including but not limited to standing, walking, climbing, stooping, squatting, and lifting. Physical duties may be relieved by brief or occasional periods of sitting.
Extensive amount of physical effort required associated with lifting, moving, and carrying heavy objects (more than 50 lbs.) frequently.
