Position: Project Manager
We are seeking a qualified Project Manager to join our Construction Management Department. This person will report to the VP of Commercial Construction, and the job will include new hotel development projects and renovations of existing properties in our hotel portfolio.
About the Company:
Windsor Aughtry is a leading commercial real estate development and brokerage firm headquartered in Downtown Greenville, SC. Our core development focus is hotels in secondary/tertiary markets throughout the Southeast. Our current portfolio consists of twelve hotels, with a thirteenth under construction and slated to open this Summer. We have a growing development pipeline with five new hotels in pre-development. On average, the existing portfolio will have two to three renovations per year.
Job Description:
Specific tasks and activities include but are not limited to the following:
• Travel to each renovation project weekly to inspect the contractor’s work and hold onsite progress meetings to address any open issues for the contractor, architect, interior designer, hotel management, and ownership. After each meeting, generate a high-level report with schedule updates, change order requests, and job progress photos.
• When a hotel is under renovation, lead the day-to-day construction coordination between the hotel staff, primarily the GM and Chief Engineer, and the General Contractor to manage expectations for that day, week, or month. Be the first line of communication for the hotel staff and General Contractor.
• Compile a project-specific package comprising all team contacts, relevant construction documents, plans, specifications, FF&E, delivery dates, responsibility matrixes, contracts, budgets, and schedules.
• Work on ground-up Hotel projects on special assignments as directed by the VP of Commercial Construction.
• Work with the purchasing agent to organize and prioritize all FFE items so they are ordered, shipped, warehoused, delivered to the site, and installed on schedule (for new developments and renovations).
• Manage, organize, and track all owner change orders as requested by the designers, General Contractors, and other owner vendors. Prepare for review by ownership.
• Create and maintain a professional working relationship with our brand partners, such as Hilton and Marriott, for plan approvals, site visits, and final project sign-off.
• Research and present solutions for an internal owner/developer project management software.
• Track and submit all hours totaling 40 hours per week. These hours will be billed back to each hotel as part of our project management fee.
• Work on other special projects and assignments as they may arise.
• Build a solid working relationship with our third-party hotel management team, which will be critical during hotel renovations.
The ideal candidate will have an undergraduate degree in construction management (or similar) and preferably two years of construction management experience.
