We are currently looking for an experienced Licensed Community Association Manager for a portfolio management position in a busy and growing community association management office in the Venice area. The perfect candidate will have at least two or three years experience, the ability to multitask, prioritize projects, delegate and provide a high level of customer service to our clients. Salary based on experience and credentials.
Responsibilities
The portfolio manager is the face of the company to the client and is ultimately responsible for ensuring the client receives a great experience. Duties of the manager for each association they manage in their portfolio are as follows:
• Hire, Train, Supervise any on-site personnel
• Inspect the property as often as outlined in the management contract
• Solicit/Secure bids for all required work, maintenance and repair
• Schedule maintenance and coordinate repairs
• Oversee and inspect contracted work
• Purchase or cause to be purchased, supplies and equipment needed to maintain the property
• Confer freely with Board of Directors and Committee Chairs
• Return all phone calls/emails daily
• Write letters to owners, Board of Directors, Attorneys, etc. as required
• Have a general understand of governing documents and Florida Law
• Evaluate reserve fund requirements when requested to do so
• Organize and prepare for and attend Board of Directors and Membership meetings
• Review financial statements and advise the Board on financial matters
• Review work orders and follow up as necessary
• Review any policy decisions or major contracts to be discussed by Board of Directors
• Research all necessary information in order to advise the Board on available options and to determine and then recommend a course of action or policy to be adopted
• Ensure that all policy decisions are implemented
• Oversee all required interoffice communications
• Prepare board packets and meeting agendas and send to Board of Directors on the Friday before the board meeting
• Prepare initial draft of the Budget
• Advise the Board regarding state and local laws and governing documents
• Research ways to improve services and reduce costs for Associations
• Negotiate or sell increases in management fees
• Manage and then meet or exceed the expectations of the clients assigned in your portfolio
• Retain the clients assigned to you
• Provide backup support to office staff to handle telephone calls and office visitors
• Present positive image of AMI and provide leadership example for other employees
Compensation is commensurate with experience and portfolio managed.
