The Building Project Manager will work closely with the Director of Facilities and Key Stakeholders and oversee the day-to-day operations for short and long term real estate/facility projects from start to finish. The ideal candidate will have experience managing manufacturing, distribution and office projects, excellent written and verbal communication skills, and a proven track record of success.Job Description:Essential Duties and Responsibilities Work closely with the Director of Facilities and Key Stakeholders on short term and long-term real estate/facility strategic plans, including space utilization analyses (e.g. re-stack analysis).Develop scope and schedule for facility project work.Coordinate the selection and contracting process of consultants, construction teams, subcontractors and vendors for each project.Coordinate the execution of projects and oversight with consultants, construction teams, subcontractors and vendors for each project.Promote, foster and maintain open communications among all team members and consultants including architects, designers, general contractors, landlords and colleagues on a variety of construction and renovation projects.Chair and schedule meetings, prepare agendas, develop and maintain master project budgets and schedules as required for each project and phase to ensure overall project objectives are met.Ensure that quality standards are maintained by inspecting work in process on a frequent basis. Report project status regularly to project team, Department and Company as requested.Handle the coordination of all project reports and drawing reviews at all project phases including conceptual, schematic, design development and construction phases.Review requisitions, change orders and other invoices associated with facility projects.Administer punch list and project close-out activities, including acceptance and completion of project.Assist with the ordering of office furniture, workstations and equipment. Coordinate delivery and oversee furniture and equipment installations.Responsibilities for Sarasota planning and execution:Coordinate with key stakeholdersCoordinate with building managementCoordinate all activities with Design & Contractors through executionResponsibilities to Production Facilities:Key task - work with all facilities for Life Cycle Planning for non-ammonia Infrastructure to facilitate multiyear capital / non capital planning in greater detailBoilers, air compressors, hot water heaters, sprinklers, HVAC, roofing…Act as resource for creation of standards for all infrastructure by typeStandards for all items on SharePoint to allow for fast deployment and support of common equipment across all sites.Support the documentation and implementation of engineering technical standards.Assist in the analysis of equipment changes as part of the Engineering Standard change proposals.Gathers customer success criteria to support future engineering projects.Works directly with data management tools (Oracle, Ignition) necessary for management and delivery of Engineering Standards in support of project planning.*Travel could be up to approximately 20%. Stipulated 1 trip per month to a production site. Other initiatives led via Zoom / TelecommunicationsEducation and ExperienceBachelor's degree in Engineering, Architecture, Construction Management, or other relevant discipline required.Minimum 8 years of work experience in the Facilities-Project Management field, experience in the high level office buildings a plusExperience with managing Facility construction projects (renovations to existing space, new space, relocations, etc.) is required.Requires technical knowledge of facilities management operations, including working knowledge of mechanical system operations (HVAC, electrical, plumbing), life safety, engineering and general maintenance of buildings and grounds.Ability to use various PC desktop applications (Microsoft Outlook, Word, Excel and MS Project) and AutoCad.Position requires strong written and oral communication skills, and solid organizational and analytical judgment.Self-starter required, with the ability to manage multiple projects simultaneously with frequent interruptions.Ability to read and interpret plans and specifications. Full understanding of architectural and MEP/FP construction plans and building codes, including experience with AutoCAD and scheduling software.Candidate must be able to travel to other locations.
