J ob Summary: This position is responsible for the adherence to all Investor, CFPB, State, Federal and internal requirements for delinquent loan processing. This position is responsible for ensuring that all collections are handled in a fair, considerate, and professional manner and that we are in compliance with all laws and regulations. This position is responsible for all delinquent communications to customers and for accurately documenting collection and loss mitigation activities for all loans that are delinquent and not in Loss Mitigation. This position will work with the default team to process/conduct all training requirements for delinquency processing of 1-4 family mortgage loans. Duties pertain to 1-4 family mortgage loans that are delinquent & all first mortgage bankruptcies. Primary Duties: COLLECTION: Responsible for collection efforts of all 1-4 family 1st mortgage real estate loans serviced by the mortgage servicing department. Communicate with delinquent borrowers in an attempt to obtain late payments, using various means of contact such as telephone, mail, email and/or text to establish QRPC. All Communication is required to follow the contact and notice requirements of Investors/Insurers. Properly document all collection calls, promises by the customer, notices sent, any action taken, etc., ensuring that all documentation is imaged in the Nautilus system. Work NSF payments daily and contact borrowers for resolution. Contact “New Loan” borrowers whose loans closed in the prior 2 months to welcome to the bank and discuss payment options if not set up on automatic payments. Contact secondary market/service released loans that are delinquent with their payment to Bell Responsible for reviewing all property inspections. Responsible for monthly PMI reporting requirements for all PMI companies. LOSS MITIGATION - Responsible for loss mitigation efforts of all 1-4 family 1st mortgage real estate loans serviced by the mortgage servicing department. Responsible for working through the customers BRP package and loss mitigation options to determine any available workout option to foreclosure. Working with the investor/insurers for the appropriate workout options. Following all their guidelines and processes and maintaining communication within their systems throughout the process. Report the status of loans with any workout arrangement to the servicing default manager. BANKRUPTCY – Responsible for bankruptcy efforts of all current and delinquent 1-4 family 1st mortgage real estate loans serviced by the mortgage servicing department. Preparing all Proof of Claims, Reaffirmation and Payment Change Notifications and electronically filing with the respective courts. Processing bankruptcy payments within MSP FORECLOSURE – Responsible for foreclosure efforts on all 1-4 family 1st mortgage real estate loans serviced by the mortgage servicing department. Familiar with all states foreclosure laws Maintaining communication with the attorney, investor, insurer, PMI Company. OTHER DUTIES Serve as a resource to the default manager to research and resolve problems. Update procedures as needed to ensure accuracy for quarterly review. MSP maintenance for all workstations. Answer any consumer questions/inquiries on defaulted 1-4 family 1st mortgage loan accounts. Monitor updates for all Federal, State, Investor and Insurer, and requirements for delinquent processing. Manage delinquency training of staff and management. Know by name and face as many customers and employees as possible, calling them by name as often as possible. Know and practice LOCBUTN, our Golden Rules, and Bell Bank Customer Service Standards. Know, understand, and live the company values and bottom line. Conduct activities consistent with established Bell Bank policies, procedures and systems, the Bell Bank Employee Conduct policies, the Bank Secrecy Act and all applicable state and federal laws and regulations. All employees are responsible for information security, including compliance with policies and standards which protect sensitive information. Prompt and reliable attendance. Perform other duties as assigned. Job Skills Required: Two to three years of experience in mortgage loan processing. Good working knowledge of rules, regulations and policies relating to FNMA, FHLMC, VA, FHA, USDA and collections. Ability to be flexible and adapt well to change. Detail oriented, organized, have excellent problem-solving skills and math skills. Ability to prioritize, meet deadlines and work independently. Good communication skills to interact with other departments, customers, lenders, management and various insurance companies.
