Job Description
This position exists to provide management responsibility for the proper repair and maintenance of 31 buildings with a square footage in excess of 2.7 million square feet.   Occupant will be responsible for planning, developing, and implementing new methods and procedures designed to improve operations, minimize operating costs and effect greater utilization of material and labor. The occupant advises officials on new construction, renovation, or remodeling projects regarding feasibility, serviceability and cost as dictated by sound engineering practices and governing codes. Will provide overall supervision to multiple skilled trades and unskilled staff entrusted to maintain and repair both academic and residential life facilities as well as develop policies and practices such as work schedules, work standards, and training programs. . This position has been designated as weather and emergency essential. In the event of a University closure or emergency event, incumbent is required to report to work and respond as requested. Minimum Qualifications
• Considerable knowledge of the methods, practices, equipment and materials used in the maintenance, repair, and construction of various types of buildings.
• Ability to coordinate and direct the work of groups comprised of skilled and semi-skilled craftsmen, laborers, helpers, and other maintenance personnel to ensure efficient results.
• Demonstrated ability to communicate effectively, in both oral and written forms, with clientele, staff, supervisors, management, and outside contractors and vendors.
• Ability to maintain work records to create reports and determine both first cost in addition to ongoing maintenance costs.
• Familiarity with, or ability to learn, content of key bargaining agreements.
• Ability to plan, lay out, and sketch maintenance and repair details.
• Sufficient computer skills to maintain and update computerized maintenance management system database records.
Preferred Qualification
• 3 years of progressive experience in the operations and maintenance activities of a higher education institution.
• Ability to develop and analyze options, evaluate financial impacts including life-cycle cost analysis and determine the political impacts of each option.
• Considerable understanding of the continuous improvement process in order to establish metrics, collect and analyze data with the goal of refining and improving current programs, practices, and procedures.
• Understanding of the goals and priorities of the Facilities Management division in its efforts to support and advance the University?s mission and strategic priorities.
• Demonstrated commitment to fostering a diverse working and learning environment.

This position requires a valid, applicable driver?s license, as well as a DVS records check with an acceptable rating. This position requires a passing background check under Minnesota Statutes 299C.60 to 299C.64 ? Minnesota Child Protection Background Check Act. It is expected that the employee maintains the ability to pass applicable background check throughout employment. It is the employee?s responsibility to notify the supervisor no later than the beginning of your next shift of any charges, allegations, convictions that may impact their standing under the applicable background check.
Incumbent must be able to lift 50 pounds, twist and bend, climb step ladders and ships ladders, and be able to service overhead equipment.  Must have the ability to manipulate small parts and use hand and power tools.  As part of this work, the incumbent must be able to align parts and install fasteners such as screws, bolts, nuts, and clamps. Incumbent must be able to grip, lift, and manipulate moderately heavy objects such as desk furniture and repair materials
