Job Title: Field Services Contractor (1099 Contractor) Department: Operations Reports To: Site Manager Summary: The Field Service Contractor (FSC) is a 1099 contractor responsible for overseeing and completing maintenance, groundskeeping, and janitorial tasks for assigned self-storage properties. Essential Duties & Responsibilities: Ensure company standards for cleanliness, appearance, and safety are consistently met or exceeded. Assist existing tenants and new customers while onsite. Conduct regular storage unit inspections to confirm inventory availability and ensure units are secure and ready for rental. Prepare vacant units for rental by verifying their condition, cleaning, and addressing pest control needs. Maintain the exterior of assigned properties, including lawn care, snow removal, landscaping, window cleaning, light changes, trash removal, and sweeping. This may include overseeing third-party vendors for these services. Perform housekeeping duties, including cleaning offices, units, hallways, and high-touch areas (sweeping, mopping, debris removal, and window/door cleaning). Complete and/or oversee minor maintenance tasks such as gate operations, lighting, cameras, and door functions. Conduct regular lock audits and full property walk-throughs for security and safety checks, including updates to our lock system. Respond promptly to security issues, including unsecured units, locks, gates, and any suspicious activity. Conduct video walkthroughs and provide property photos to the Remote Site Manager. Manage and respond to tenant maintenance requests and emergency situations (e.g., lock difficulties, fires, criminal activity, natural disasters). Support foreclosure procedures for tenants in lien status, including lock cutting and inventory documentation. Collect payments from property drop boxes and communicate/forward them to off-site management, if applicable. Participate in property improvement projects and support other management directives as needed. Requirements: High School Diploma or Equivalent required. Minimum of one year of property maintenance or self-storage experience preferred. Valid Driver’s License with a safe driving record. Basic mechanical and technology skills, including proficiency with smartphones, apps, and other software. Strong safety awareness. Proven self-starter with a positive attitude and strong work ethic. Excellent organizational and prioritization skills. Collaborative team player with the flexibility to adapt to changing job requirements. Must have insurance. Work Environment: Work is performed both indoors and outdoors, with varying noise levels and potential exposure to hazards (e.g., chemicals, power tools). Compensation: This position is a 1099 contractor role; compensation will be discussed and agreed upon prior to engagement.
