Duties & Responsibilities
• Construction Administration: Oversee construction activities, including contractor selection, contract negotiation, and on-site management to ensure quality and adherence to project plans. Collaborate with team during the bidding and preconstruction phases of projects.
• Read and interpret construction plans and specifications..
• Complete subcontractor and vendor procurement by completing buyout, scope of work review, writing subcontracts, and following insurance & bonding policies.
• Research and recommend a resolution for document interpretation issues, potential conflicts, and errors.
• Budget and Timeline Maintenance: Develop and maintain comprehensive project budgets and schedules, monitoring progress and adjusting as needed to stay on track.
• Consultant and Permitting Management: Coordinate with third-party consultants, including architects, engineers, and environmental experts to facilitate the permitting process and ensure compliance with all regulatory requirements.
• Due Diligence Procedures: Conduct thorough due diligence on potential development sites, including site analysis, feasibility studies, and risk assessments to inform project planning and decision-making.
• Plan Development: Collaborate with design teams to develop detailed site plans, ensuring alignment with project goals, zoning regulations, and community standards.
• Reporting: Prepare and present regular project updates and reports to senior management, stakeholders, and investors, highlighting progress, challenges, and solutions.
Skills / Experience Requirements
• Educational Background: Construction management, or project management preferred. Advanced degrees or certifications are encouraged.
• Experience: A minimum of 5+ years of experience in construction management with a track record of successful project delivery.
• Critical Thinking: Highly developed critical thinking skills, with the ability to analyze complex problems and develop innovative solutions under constrained resources.
• Communication: Excellent verbal and written communication skills, capable of conveying complex project assessments and solutions clearly to diverse audiences.
• Organizational Skills: Strong organizational abilities, with the capacity to manage multiple projects simultaneously and prioritize tasks effectively.
• Technical Proficiency: Proficiency in Microsoft Office Suite, project management software, design documentation, and construction documents.
• Integrity and Drive: High levels of integrity and entrepreneurial drive, with a commitment to excellence and continuous improvement.
