Facilities Supervisor
FUNCTION
The Facilities Supervisor ensures the proper maintenance and functionality of all aspects of the property’s infrastructure, including mechanical, electrical, plumbing, HVAC, and general property upkeep. The supervisor is also responsible for managing the maintenance team, scheduling and prioritizing work orders, performing inspections, and ensuring adherence to health, safety, and regulatory standards. This role demands a hands-on approach to facility management and a proactive attitude to prevent breakdowns and costly repairs.

• Supervise a team of maintenance staff, ensuring they are properly trained, equipped, and motivated to perform their duties safely and efficiently.
• Develop and maintain a preventative maintenance program to address all mechanical, electrical, plumbing, HVAC, and building systems.
• Conduct regular inspections of the property and surrounding facilities to identify maintenance needs, potential hazards, and opportunities for improvements.
• Respond promptly to maintenance requests and emergency repairs, prioritizing tasks based on urgency and available resources.
• Oversee and ensure compliance with all safety regulations, including OSHA standards, fire safety, and environmental requirements.
• Collaborate with other departments to schedule maintenance work with minimal disruption to operations and guest experiences.
• Maintain accurate records of maintenance activities, service requests, repairs, and other operational documentation.
• Manage maintenance budgets, assist in cost estimation, and track expenses for repair and improvement projects.
• Assist in coordinating facility-related renovations, improvements, or construction projects as needed.
• Coordinate with vendors and contractors for specialized services, ensuring quality and timeliness of work.
• Maintain inventory of tools, equipment, and materials to ensure the maintenance department is well-equipped to handle ongoing tasks.
• Conduct performance evaluations of maintenance team members and provide constructive feedback to ensure a high level of service.
• Assist with the development of departmental policies, procedures, and safety protocols.
• Perform other duties as assigned.
Supervisory Responsibilities
• Directly supervise and manage a team of maintenance technicians, and other support personnel.
• Responsible for scheduling, task delegation, and performance management for the facilities team.
• Provide guidance and mentorship to staff, fostering a collaborative and high-performance work environment.
• Ensure that staff adhere to company policies, safety standards, and quality expectations.
Education, Training, And Experience
• Extensive knowledge of facility maintenance, including mechanical systems (HVAC, electrical, plumbing), safety systems, and building systems.
• Ability to assess and troubleshoot technical issues with electrical, plumbing, HVAC, and other facility infrastructure.
• Strong leadership skills with the ability to manage a team and resolve conflicts effectively.
• Knowledge of local, state, and federal regulations related to facilities management, including OSHA requirements.
• Excellent communication skills, both verbal and written, to communicate effectively with team members and management.
• Ability to prioritize tasks and manage multiple projects in a fast-paced, high-demand environment.
• Proficiency in basic computer applications (e.g., Microsoft Office, maintenance management software) and record-keeping systems.
• High school diploma or equivalent required; technical certification or associate’s degree in facilities management, engineering, or a related field preferred.
• A minimum of 5 years of experience in facilities maintenance, with at least 2 years in a supervisory or leadership role.
• Strong technical background in building systems (HVAC, electrical, plumbing, etc.).
• Must have a Valid Driver’s License.
• Able to obtain and maintain a valid Kentucky gaming/racing license.
