Atwood Management is excited to offer a career opportunity to join our professional team as Community Association Manager. We are looking for a full-time person to oversee portfolio operations of managed properties in their assigned region.
Qualified candidates should have a Bachelor's degree or equivalent business experience, preferably in the property management field. Preference will be given to candidates with the Certified Property Manager (CPM), Association Management Specialist (AMS), and Professional Community Association Manager (PCAM) designations. Will have outstanding customer service and strong verbal and written communication skills. Must love to work in high energy office, have strong multi-tasking skills and be willing to work some evenings/weekends. Additionally, candidates must be organized and possess strong computer skills.
Principal Responsibilities
Management
• Maintain a documented system of property management policies and procedures.
• Manage outsourced functions.
• Oversee the operations of Association and Commercial portfolios, including the design of an organizational structure adequate for achieving the department's goals and objectives.
• Oversee the accounting operations of the portfolio, especially their control systems, transaction-processing operations, and policies and procedures.
• Attend and facilitate association annual meetings, special meetings and property visits.
Tasks and Duties
• Ensure that all accounts payable are paid in a timely manner.
• Ensure that reasonable discounts are taken on accounts payable.
• Ensure that CIC packets are completed in a timely manner.
• Establish Violation Database for HOA portfolio, ensuring that violations are sent out in a timely manner and followed up.
• Ensuring that Special Assessments are communicated to accounts receivable and collected on a timely basis.
• Oversee each association (HOA) and serve as the main point of contact between Atwood Management and the appointed Board of Directors.
• Communicate regularly with each HOA’s Board of Directors and carry out special projects, repairs or bids needed, providing information, recommendations, etc.
• Closely monitors A/P and A/R to ensure that the cash flow is sustainable for each association.
• Bring to the Board’s attention any delinquency with dues or special assessments, and advise of options for filing for judgements, liens, garnishments, etc.
• Assist with homeowner and Board Member’s interpretation of association’s governing documents.
• Enforce each HOA’s rules and regulations by having clear and direct communication with the homeowner.
• Communicate with maintenance technicians and caretakers on special projects occurring at each property and ensure clear communication is sent to the appropriate parties involved.
• Review the HOA’s financial reports in preparation for annual meeting, or Board meetings, and make recommendations for budgeting and capital improvements.
• Process and prepare the HOA’s annual meeting packet, drafting new correspondence which includes: meeting notice, agenda, meeting minutes, proposed budget, financial reports, and current governing rules and regulations.
• Review and oversee vendor performance to ensure the contracts are being adhered to.
• Assist with obtaining vendor/contractor quotes and track projects through completion in a timely manner.
Reporting
• Coordinate the preparation of monthly, quarterly and annual reports
• Measure the performance of company and property operations
• Calculate and issue financial and operating metrics
• Manage the production of annual budgets and forecasts
• Calculate variances from the budget and report significant issues to management
• Provide for a system of management cost reports
• Provide financial analyses as needed, for capital investments, pricing decisions, and contract negotiations
This job requires some travel, when necessary.

Salary: $55,000.00 - $65,000.00 per year
