The Specialized Neighborhood Manager manages the facility and supports the tenants in collaboration with partner organizations. Essential Functions and Responsibilities: Submits work orders for maintenance and repair of building to the maintenance department. Provides input into ongoing maintenance issues as requested. Invoices tenants for any damages beyond normal wear and tear. Works with Security Company to establish contract hours for security officers. Evaluates security officers assigned to facility and make requests for changes as needed. Reviews referrals to facility to make sure that referred person meets the criteria of occupancy established for the facility. Maintains list of referrals and status of applications. Runs background check and income verification for each person referred. Verifies income prior to move-in and annually within 90 days of each annual lease renewal. Completes all documents required by the funding sources including tenant income certification, lease, and lease addendum. Meets with tenants to sign all documents prior to move-in and annually prior to anniversary of move-in date. Completes move-in inspection and exit inspection for each tenant. Maintains lease files in compliance with the funding sources. Keeps information about tenants updated in YARDI. Meets weekly with mental health staff and other service providers responsible for the case management of the tenants. Notifies mental health staff or other service providers of issues, changes in behavior, or other situations that may warrant intervention. Inspect units weekly. Resolves emergency issues as they arise. Reviews the Rules and Regulations of occupancy, guidelines for success and appropriate behavior with residents and their case manager. Issues written warnings for infractions of the Rules and Regulations contained in the Lease. Completes and submits incident reports as necessary. Networks with community agencies and churches to build community awareness about the facility. Explains criteria for referrals. Seek volunteers to coordinate activities. Stays current with housing regulations. Reviews tenant rent payments and follow-up as needed. Willingness to receive training in the field of social work and/or case management. A. Education & Experience 1. Bachelor or Master Degree in a relevant field such as Social Work. A Master degree is preferred. 2. Three (3) to five (5) years of social work or case management experience. Mental health training and/or experience in professional mental health fields is preferred.
