The Property Manager in our Greenville SC location has the opportunity to be involved in one of the most exciting mixed use developments in the Upstate region and help build Flywheel’s membership community.
Flywheel is the anchor tenant of Crescent One, the first building to come online at the 10.2 acre Crescent Innovation District on Poinsett Highway just north of downtown.
Flywheel’s 27,000 square feet includes 40 pre-furnished private offices and suites, 60 open-plan coworking stations, large and small meeting spaces, seminar rooms and conference space for events of up to 300 attendees. There are eight additional tenant suites in the building ranging from 2,500 to 5,000 square feet, or combined over 20,000 square feet of additional space.
Amenities include 140 parking spaces, a large daylit atrium, a social commons living room with a self-service beverage bar, mail service, virtual mail, and copy / print facilities for members. Flywheel has a dedicated high-speed fiber internet connection with 1 gig up/down bandwidth for members.
Property Manager daily responsibilities include assistance with Flywheel operations and facility management as well as general building and tenant management duties.  Facility responsibilities will include maintenance, service contract and landscaping vendors, inspecting facilities and equipment, regularly inspecting the property, and making sure all common areas are well maintained.
The Property Manager will assist the Community Manager with preparation of the annual property management budget. Tenant management responsibilities include showing the property to prospective tenants, managing tenant rent and fee payment, settling disturbances and complaints from tenants, and responding to service tickets.

The Property Manager reports directly to the Community Manager and the ownership group. The position requires flexibility in planning and in work hours.
What You’ll Do
Maintain operational plan and execute on day-to-day facility operations and tenant relations with a passion for exceptional member, guest and tenant experiences:
For the Crescent One Building and Site:
• Maintain tenant lease files, schedule of rents, rent escalations and assist with any late payments.
• Ensure building rules and regulations are followed by tenants.
• Assist in the preparation of an annual property management budget for approval and funding by the building owner.
• Schedule building services and maintenance as budgeted.
• Monitor security and access control systems.
• Respond to any building or equipment issues reported by tenants in a timely manner.
• Self-perform maintenance tasks as directed.
• Monitor the use of the premises, parking, and security in accordance with Owner’s instructions.
• Immediately notify the Owner upon notice or observation of any failure of the building systems.
• Review and approve invoices as budgeted, and secure Owner’s approval for any non-budgeted expenditures.
• Coordinate tenant use of building amenities and Flywheel Corporate Memberships.
For the Flywheel Membership Community (anchor tenant):
• Act as a liaison between members and Community Manager, ensuring that any questions or requests are addressed in a timely manner.
• Understand and effectively communicate the mission of Flywheel to members and guests.
• Maintaining membership software system with membership plans, and billing data.
• Assist Community Manager with onboarding and offboarding members.
• Coordinate member and non-member use of meeting rooms and event facilities.
• Set and reset meeting rooms according to daily bookings.
• Maintain cleanliness and organization of the facility.
• Assist in set-up and tech support for Flywheel monthly events.
• Organize and distribute mail daily.
• Other duties as assigned.

Physical Demands
• Subject to normal inside office conditions
• Regularly required to talk and listen in communications tenants and members
• Frequently required to walk, stand, sit and use power tools
• Work on computer requires ability to use keyboard
• Occasionally required to reach with arms, carry/lift up to 30 pounds, stoop, kneel, bend, and crouch

Requirements/Qualifications
• Previous facility management or property management experience
• Associates degree or higher
• Must have own transportation
• Able to work a minimum of 40 hours per week, with on-call flexibility
• Experience with hand tools and landscaping a plus
