The primary responsibilities of the Groundskeeper involve the upkeep of the community’s exterior in order to enhance and maintain its curb appeal. Responsibilities include preventive maintenance and safety in accordance with company policy and standards. As an integral member of the property’s operating team, the groundskeeper’s general duties support the maintenance staff in their efforts to meet the maintenance and customer service needs of the property. Essential Duties and Responsibilities include the following in addition to those of the Housekeeper. Other duties may be assigned. Preventive Maintenance/Safety in Accordance with Company Policy and Standards. Check and replace exterior lighting on a scheduled and as-needed basis. Maintain awareness of proper safety precautions at all times, using appropriate PPE when using equipment. Assist in inspecting buildings and grounds to ensure safety and cleanliness, alert the Maintenance Supervisor to items that are in need of repair. Be aware of the location of all the property’s utility meter cut-offs, apartment and fixture cut offs and sewer clean outs. Properly maintain and store all equipment used for grounds maintenance. General Duties which Support the Efforts to Meet the Maintenance, Marketing and Customer Service Needs of the Property. Walk the community daily and remove litter and debris from the grounds. Remove trash daily from trash receptacles located in and around the pool, pet walk stations, interior and exterior amenities. If applicable, clean pool area, including wiping down and straightening pool furniture, cleaning skimmers, empting all ashtrays and blowing the deck and concrete surfaces. If applicable, clean pool and balance chemicals if properly trained and directed by Maintenance Supervisor. Dispose of trash and other items left outside of compactors or dumpsters. Pick up and sweep dumpster or compactor area on a daily basis. Operate trash compactors as needed. Remove pet waste from sidewalks, grounds as needed. Use a blower to keep sidewalk and walking areas free of loose grass and brush. Assist with various physical tasks as directed such as, (e.g.) tearing down fences, digging postholes, carrying abandoned furniture, etc. Assist in cleaning and maintaining all storage areas. Thoroughly clean all breezeways to include cleaning light fixtures, removing cobwebs and debris, wiping down stair risers. Periodically power wash the inside breezeway walls. Clean and perform regular maintenance on gutters. Power wash sidewalks and building exteriors when needed. Perform “trash-out” duties at vacated apartments. Remove all abandoned furniture, trash and boxes. Change locks and make keys when directed. Distribute resident communication from the office when needed. Assist with “make-ready” duties when requested by Maintenance Supervisor. Complete minor and routine service requests when requested by Maintenance Supervisor. Understand and observe all Fair Housing rules and regulations, in both letter and spirit. Treat all customers with courtesy and respect. Ensure excellent customer service, promoting a quality living experience for all residents. Participate in company-provided training. Comply with all Evolve standards and applicable health and safety rules and regulations as well as applicable state, and federal laws. Support and maintain a positive attitude. Inform supervisor if unable to complete work assigned or unable to be at work when scheduled. Supervisory Responsibilities This job has no supervisory responsibilities.
