Summary The Maintenance Technician I, under the direction of the Director of Operational Services, is responsible for general maintenance, repairs in apartments and commercial buildings, and responding to service requests of residents and tenants. The individual contributes to the overall profitability of The Lester Group by providing timely and comprehensive maintenance services to all managed/owned grounds and buildings. Assures that property and building systems that affect the health and security of occupants are properly maintained so as to minimize risk and contribute to retention. Essential Duties and Responsibilities Completion of all maintenance service requests as assigned at all properties. Perform work orders with “same day completion” in mind and maintain accurate records. Schedule and complete any assigned Preventative Maintenance and fill out appropriate paperwork. Inspect vacated apartments and complete make-ready checklist. Inform Properties Staff of needed services and repairs. Complete make-ready process of vacant apartments as directed. Re-inspect vacant apartments after make-ready has been completed up to company standards. Coordinate status of make readies with Properties Staff. Inspect exterior of the property. Perform building and common area upkeep on a daily basis which may include picking up trash, sweeping curb and dumpster areas and other areas. Assist in monitoring all work being performed by outside contractors. Responsible for alerting the Properties Staff of any unusual occurrence and/or damage that has taken place or that may occur. Maintain an inventory of parts, building supplies/materials and appliances in order to expedite repairs and turnovers and to minimize inconvenience to residents. Maintain warranties on all components (e.g. appliance, roof, carpet, HVAC). Responsible for keeping the Maintenance shop clean and in order at all times. Appliance Repair: Changing, inspecting, repairing, installing, removing appliances. Electrical: Repair/replace light bulbs, outlets, switches, fixtures. Plumbing: Repair, install, and replace washers, seals, shower heads, faucets, toilet kits, snake drains. General: Change A/C Filters, replace grout on tile, replace blinds, caulk countertops, sinks and bathtubs, patch/repair walls, install new locksets/make keys, painting interior/exterior, deliver notices to tenants, install/repair tile. Assure safety standards are used which comply with all company, local, City, State and Federal guidelines. Tolerance to all extremes of hot and cold weather, as may be necessary. Participate in after-hours emergency work. After-hours on call required on a rotating basis. Must have reliable transportation. Ability to drive to and from job sites. Other duties may be assigned as needed or required. Valid Driver’s License. 1+ years of maintenance experience or valid training. CFC Certification 1 desired. Must be knowledgeable and skilled in the safe use of the following: Hand tools: Various wrenches, screwdrivers, grips, sledge hammer, hammer, snips, post hole diggers, saws, etc. Power Tools: Wrenches, grinder, sander, drill, saws, etc. User-Moved Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, stepladders, full ladders, double ladders. Mechanical Equipment: Motors, pumps, compressors, blowers, electric and handpowered augers, etc. Language Skills Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine correspondence. Ability to speak effectively before groups of customers or employees of organization. Mathematical Skills Ability to add and subtract two digit numbers and to multiply and divide with 10's and 100's. Ability to perform these operations using units of American money and weight measurement, volume, and distance. Reasoning Ability Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. Computer Skills To perform this job successfully, an individual should have knowledge of web based programs such as Google Search and the ability to learn new web based programs as needed.
