Regional Director of Maintenance
POSITION SUMMARY
The Regional Director of Maintenance provides guidance and support to Maintenance Directors of assigned facilities on all aspects of overall Maintenance of the facilities including performing repairs and maintenance on equipment and supplies, ordering and requisitioning supplies and equipment as needed. They provide guidance to Maintenance Directors on how to perform preventative maintenance checks and documentation, State Survey compliance, Life Safety and other related areas. They also support the Maintenance Directors in evaluating efficient operation of all systems and equipment and make changes, as necessary. This position would provide technical expertise and advice when hiring facility Maintenance Directors and participates along with the facility Administrator in monitoring and managing job performance of facility Maintenance Directors. This position helps teach new Directors their role and provide support in areas where they have a skill gap.
ESSENTIAL RESPONSIBILITIES AND DUTIES
Provides guidance, teaching and support to Maintenance Directors for Planning, organizing and maintaining a clean and safe environment for residents, staff and visitors. Developing system to assure efficient operation of equipment
• Monitors for and prevents hazards related to plumbing and electrical systems.
• Maintains physical plant in compliance with federal and state regulations.
• Maintains fire alarm system in good working order.
• Maintains emergency electrical systems in proper order.
• Maintains HVAC (heating, ventilating, air conditioning) systems in good working order.
• Maintains water and sewage systems in proper working and regulatory order.
• Follows all preventative maintenance programs and documents actions.
• Performs routine maintenance and repair work in coordination with other departments.
• Properly maintains the facilities outside areas.
• Eliminates and prevents safety hazards relevant to the maintenance department.
• Follows infection/safety control policies and procedures of the facility.
• Coordinates preventive maintenance contract visits.
Provides guidance, teaching and support to Maintenance Directors for overall supervision, staffing and efficient operation of the maintenance dept.
• Plans work schedules and procedures.
• Takes part in evening/weekend/holiday weekend on call coverage
• Delegates job duties to assistants that are consistent with their level of knowledge and skill.
• Participates, with Administrator, in hiring, firing, disciplining, and promoting maintenance staff.
• Addresses all new employees, during orientation, regarding the Maintenance Department.
• Supervises the training of new Maintenance employees to their duties.
• Performs performance evaluations for employees in this department in a prompt, consistent and fair manner according to company policy.
• Performs other duties as assigned by Administrator.
Provides guidance, teaching and support to Maintenance Directors for the ordering, receiving and storage of needs of equipment and supplies pertinent to the Maintenance Department
• Works with budget as outlined by Administrator and Monarch Healthcare Management.
• Meets with sales representatives as needed.
• Orders supplies and equipment for maintenance departments as needed.
• Maintains inventory of equipment as needed.
• Report’s equipment in need of repair to Administrator as needed.
• Documents specific purchases and completes purchase orders and invoice cancellations.
FACILITY COMPLIANCE
• Attends continuing education/in-services pertinent to your department, federal and state regulations, and designated by the ADON.
• Participates in inspections and audits of department as needed to maintain safety and sanitary conditions.
• Identifies areas of problem/needs through surveys and communicates these at QA&A comm. meetings.
• Maintains knowledge of job and follows current policies and procedures and outlined by Monarch
• Attends meetings as directed to include department director meetings, Quality Assurance meetings, etc.
• Attends all staff education of the Rehabilitation Center relating to safety, infection control and disease process.
• Maintains current knowledge of Minnesota Department of Health regulations.
• Is knowledgeable of and abides by the importance of the Residents’ Bill of Rights.
• Attends educational programs on Continuous Quality Improvement, customer satisfaction and other such programs.
• Promotes a highly positive workplace centered on strong customer service, inclusivity and ensuring staff feel welcome and supported.

QUALIFICATIONS
Education and Experience
• Must have thorough knowledge of general maintenance, such as: boilers, heating and air conditioning units, refrigerators and freezers, electrical wiring, etc.
• Must have a Boiler license is required and a Minnesota Engineer-Class C license is preferred.
• Must possess leadership ability and the ability and willingness to cooperate and communicate with all staff and Department Directors.
• Must be able to perform essential functions of the position with or without reasonable accommodation.
• Must qualify for employment, after criminal background study, per guidelines of the Minnesota Department of Human Services
Preferred
• Experience in healthcare, skilled nursing facility or assisted living community
• Should be at least 21 years of age and have completed the 12th grade of High School
• Two (2) years of experience in maintenance and power plant work is desirable.
