Job Description
The pay for this position is $90,000 depending on a variety of factors including market factors in the geographical location where the candidate works.
The primary role of the Regional Director is to guide a team of Community Managers to success by closely monitoring all areas of property operations for a specified portfolio of assets. The Regional Director is responsible for the continuous improvement of each property and company image by attending to the needs of site staff, residents and parents. The Regional Manager should possess a polished, professional stature and lead each team by example.

Roles & Responsibilities
The duties listed below are an outline of the Regional Director’s responsibilities and should not be considered an all-inclusive list. As the needs of the community change, these duties may be modified as needed.
Leasing & Marketing
Oversee leasing and marketing efforts to maximize the occupancy of the community
In conjunction with a Regional Leasing & Marketing Manager (corporate support), and the site management Leasing and Marketing Manager, and Community Manager, prepare marketing plans and develop new strategies and programs designed to meet the pre- leasing and occupancy goals for the individual properties, and the portfolio as a whole.
Guide the team in establishing and monitoring rental rates and pre-leasing goals.
Lead the team in developing resident retention programs in conjunction with the Community Managers and Resident Services Managers
Represent the community and Landmark Properties in a professional manner
Ensure staff members comply with corporate policies and government laws on Fair Housing
Carefully monitor leasing progress and make timely recommendations for any corrective action needed
Study the competitors in the market and be abreast of each one’s leasing progress, rates, specials, etc.
General Administration
Make regular visits to each site to carefully examine the processes in place and conduct an audit of key performance indicators including completed lease files, vendor files, rent roll, aged delinquency and collection efforts, etc.
Conduct routine physical inspections of community including exterior curb appeal, cleanliness and neatness of exterior and interior common area amenity spaces, the leasing tour route and model units, etc.
Ensure confidentiality of client, resident, and company information
Understand and adhere to the Landmark Properties policies and procedures
Assist in corporate projects as requested
Financial Management
Lead the Community Manager in the development of the annual budget and business plan for the property
Monitor the monthly financial statements to find areas for improvement
Monitor the Resident Services Manager’s progress in collecting 100% of all rent and charges and intervene when needed
Provide documentation/receipts for all company purchases
Personnel
Manage staff including hiring of quality personnel, ongoing training, and development
Conduct disciplinary proceedings when necessary
Prepare annual staff performance reviews
Motivate staff members to take pride and ownership in their areas of responsibility
Customer Service
Understand the needs and expectations of residents, prospective residents, clients, and vendors and exceed their expectations
Maintain active and effective communication with residents, parents, and university personnel
Assist in mediation and resolution of resident conflicts by encouraging the respect for and appreciation of individual differences
Facilities
Evaluate computer/technology needs of the site and ensure that all staff members abide by the company’s technology policy
Routinely monitor the status of work order completion, preventive maintenance, routine maintenance of curb appeal, and help identify opportunities for improved efficiencies in the facilities management for the property.
Guide the Community Manager and Maintenance Supervisor in implementing a successful turn plan
Conduct inspections of the facilities during regular site visits
Ensure curb appeal standards for each site are maintained to Landmark expectations
Risk Control
Understand, communicate, and enforce community safety, emergency, and fire evacuation policies and procedures, providing emergency response and referral services and resources
Identify and address safety and security risks
Handle emergency situations in conjunction with the corporate team
Requirements
Bachelor degree required
6 years of experience in various operations-oriented positions in a residential rental community is required, preferably in off-campus purpose-built student housing
4 years of prior experience as a residential multi-housing Community Manager with a proven record of achievements and success
Prior student housing management experience is required
Proven proficiency in all areas of residential property management operations
Strong financial, organizational, analytical and decision-making skills
Strong internet, word processing, and spreadsheet skills
Must have excellent communication, management, and people skills
Entrata experience preferred
