The Sr. Tax Analyst works with the Property Tax Director/Manager and Tax Specialists to manage Ahold Delhaize USA property tax activities for real estate and tangible personal property in 27 states, primarily Mid Atlantic and East Coast.
Essential Functions:
* Proactively conduct and oversee Personal property tax related planning and annual filing responsibilities to minimize tax expense that includes research, interpretation of laws, asset cost, and value determination.
* Proactively conduct and oversee Personal property tax related incentive, abatements, and exemption planning activities to minimize tax expenses: research, interpretation of laws.
* Ensure the Personal property tax cycle is completed timely and accurately using compliance software and by supervising: data preparation, tax return processing and review, audits and appeals, tax bill review and approval, and property tax expense forecasting.
* Manage Personal property taxes through assessment analysis, determining the costs, benefits, and risks of filing appeals, evaluating, and engaging outside legal and valuation experts, ensuring all relevant information is identified and disseminated, participating in negotiations with officials, and in court proceedings.
* Collaborate and network with operating and other administrative departments for cross-functional information acquisition necessary for BPPT filing and knowledge sharing.
* Monitor, maintain and improve tax department systems and processes to ensure compliance with established internal control requirements.
* Report routinely to the Manger, Sr Manager and Director to obtain strategic guidance, authorization to act, and to maintain effective lines of communication.
* Pursue innovation and best practices by establishing a professional and personal development program that includes membership and participation in professional ad valorem tax organizations.
* Other duties and responsibilities as may be required.
Minimum Requirements:
* Bachelor's degree in accounting, finance, business, or extensive experience, (5-10 years), of direct high volume personal property tax compliance responsibility.
* Experience should include personal property taxation in multiple States, the three approaches to value, identifying obsolescence, evaluating equalization. Exposure to audit and appeal activities, and working directly with fee appraisers, tax attorneys and tax consultants
* Project leadership experience in high-value property tax work
* Strong technical, organizational, analytical, communication and learning skills
* Proficiency in MS Office products
Preferred Requirements:
* Certified Member (CMI) of the Institute for Professionals in Taxation (or CMI Candidate). Successful completion of IPT personal property and real property schools/ CPE. Other property tax or valuation related professional designation
* Controversy resolution including negotiating experience
* Multi-year Experience with OneSource software. (PTMS software alternative).
* Experience/ Familiarity, with Grocery store, warehouse, distribution, and office facility property types.
