Full Job Description About Company:
Hudson Capital Partners (Hudson) is a private real estate development and investment firm with headquarters located in North Carolina. Matrix Development Group (Matrix) is a private real estate development and investment firm with headquarters located in New Jersey and projects located throughout New Jersey, eastern Pennsylvania, New York State and the boroughs of New York City. Hudson and Matrix are forming a partnership to develop Overlook 85, a multi-building logistics campus located in Kannapolis, North Carolina and containing approximately 4.5 million square feet of state-of-the-art logistics facilities.
Job Description:
The partnership is currently seeking a project-based construction manager for the Overlook 85 project. The candidate must have at least ten (10) years of experience in leading the ground-up construction of warehouse/logistics facilities with total construction values from $40 million and exceeding $250 million.
Responsibilities:
• Lead all aspects of the project construction process from pre-development to close-out.
• Create and manage construction “hard cost” budgets and “soft costs” associated with design consultants.
• Initially assist with, and in time, independently prosecute all local, county and state governmental construction approvals and building department approvals/permits.
• Build relationships with and manage all the design professionals involved with the development of large-scale industrial projects, including site/civil engineering, environmental, geotechnical, structural engineering, MEP/FP engineering (potentially design/build) and architectural disciplines. Develop a high performance team through feedback, training and mentoring.
• Develop and maintain critical path schedules for projects, updating internal and external clients of project progress on a milestone basis.
• Prepare periodic Project Status Reports to internal team members and third party clients, tenants, partners and/or capital sources.
Qualifications:
• Bachelor’s Degree in Construction Management or Engineering, with a minimum of ten (10) years’ related experience.
• MUST HAVE a minimum of three (3) years of experience as a Construction Manager, Engineer or real estate development Project Manager.
• Experience with prosecution of design, submission, negotiation, and securing of permits and approvals (i.e., municipal, county, MUA, DEP, DOT, etc.) for large-scale warehouse/logistics facilities.
• Ability to read, understand and communicate the intent of construction documents.
• Excellent negotiation and conflict resolution skills with ability to individually negotiate change orders with clients and/or subcontractors.
• Knowledge of and experience with design/build structures for project delivery.
• Thorough knowledge of construction cost, scheduling, estimating, purchasing and engineering principles and techniques.
• Knowledge of the roles of the various departments in local government.
• A positive attitude and desire to deliver exceptional results for our clients.
• Proficiency with construction and financial computer applications.
• Personal commitment to safety, integrity and continued professional development.
Preferred Qualifications:
• Engineering experience preferred.
• Land development experience including knowledge of rock studies, erosion prevention, and geotechnical reports.
• Effective writing skills and proven analytical abilities.
• An understanding of job cost reporting.
