The Investment Sales team is recognized nationwide for its expertise, providing asset-specific customization that yields highly effective transaction strategies. Investment Sales advisors work closely with the Debt & Structured Finance team on loan origination, underwriting, closing, life-of-loan servicing and asset management. This experienced team provides clients with innovative and comprehensive solutions by accessing a full suite of debt products, including Fannie Mae, Freddie Mac, FHA, Bridge, Life Company, Bank and CMBS products.
Job Summary:
In partnership with and/or under the guidance of a Senior Broker, the Junior Broker is tasked with management of accounts, prospecting, business development, securing engagements, and staying informed of trends and developments in real estate.
Essential Job Duties:
• Prospecting and Business Development
• Solicit prospective leads through a wide-array of contacts, not limited to, realtors and brokers, property owners /managers, and developers
• Respond to leads through internal business partners
• Call on potential and existing customers to develop new business or retain existing business
• Serve as liaison with clients relative to assignments and administrative matters, including being available to respond to inquiries or receive new assignment requests from clients
• Solicit offers on active listings
• Securing Engagement
• Interview and screen potential clients to capture preliminary information concerning their project and transaction objectives to determine whether the loan will be an acceptable risk
• Obtain and analyze pertinent financial and market data and preliminary project information. Among other things, this should include analyzing the terms of any existing financing and current or projected subsidies and use restrictions
• Negotiate terms and conditions of the loan
Other Job Duties:
• Serve as backup and/or the single point-of-contact for clients
• Partner with the Marketing team regarding marketing collateral and timelines
• Prepare financial modeling and calculations, investment analysis, cash flow projections, valuations, abstracts, analysis of transactions, etc.
• Perform due diligence (e.g. on-site and market inspections), fact checking and verifications
• Participate in designated industry trade groups
• Stay informed of trends and developments in real estate, as well as changing rules and regulations
• May perform other duties as assigned
Skills, Education and Experience:
• Bachelor’s degree in Finance, Accounting or related field; Master’s degree preferred
• Minimum 8-10 years of experience with at least 5 of those years’ experience in commercial real estate
• Demonstrated experience with Microsoft Office Suite applications, as well as commercial real estate data platforms (i.e. CoStar, Real Capital Analytics, Axiometrics, etc.) and customer relationship management databases (i.e. Salesforce, Ideal, RealNex, etc.)
• Ability to work flexible hours and to travel are required due to the nature of the job
• Strong written and verbal communication, interpersonal, and analytical skills
• Detail-oriented to ensure the delivery of error-free documents to clients
• Real Estate license for the State where the position is located
