Job Description:
• Delegate direction and assign tasks to maintenance department.
• Organize materials, tools, and equipment to perform daily assignments.
• Maintain timelines and work schedule in accordance with the preventive maintenance program.
• Facilitate the ordering of all supplies to ensure that par levels are maintained and that purchasing is in line with budget.
• Check pending work orders daily and address each work order in a timely fashion.
• Perform electrical work: replace light switches, reset circuit breakers, and replace wall plug receptacles, etc.
• Perform plumbing work orders: unplug sinks, toilets, garbage disposals, drain lines, replace washer, gaskets, vacuum breakers, and toilet seals.
• Work with different types of pipe including conduit, copper, black cast iron, and pipe hangers.
• Perform Preventive Maintenance work orders; monitor and maintain entire building.
• Check HVAC equipment; change filters, belts, bearings and lubricate as necessary.
• Check and test-run emergency generator weekly.
• Perform general maintenance to resident suites and public areas.
Job Requirements: Requirements:
• HVAC and Electric Certification (preferable)
• Full Time Position- 40 hours, weekdays and weekends (this position will not have a set schedule).
• High School Diploma or equivalent.
• Command of English Language- both spoken and written.
• Ability to access and accurately input information using a moderately complex computer system.
• Flexibility with work schedule.
• Customer service experience required.
