The Regional Manager of Construction Operations is responsible for managerial oversight their assigned multi-state market (South-East, Mid-Atlantic or West). This position manages a team of Construction Managers and together they ensure construction processes and rehab guidelines are determined, relayed and implemented.
Responsibilities
• Provides strategic direction over construction operations and is responsible for the successful formulation of and execution of Business Plans; oversees total project, developing the scope of work including budgeting, scheduling, quality and scope.
• Travels to various markets; reviews initial rehab construction and market ready homes verifying company standards are being met.
• Manages the Requests for Proposals (RFP's) ensuring the team is submitting competitive proposals for all projects including reviewing bids from vendors to ensure accuracy for content and pricing and participating in the negotiation process; ensures pricing falls within market guidelines; reviews and evaluates the validity and effectiveness of personnel’s purchasing decisions on construction and rehab products.
• Oversees the activities of the team; manages, trains and coaches individual employees while guiding them to reach their potential and providing constructive feedback for employee development; reviews incoming candidate resumes, interviews, and strategically hires new team members based on department/region staffing needs.
• Evaluates the region’s financial performance using metrics reports and adjusts construction processes accordingly.
• Monitors industry trends; identifies growth opportunities and potential competitive challenges to the Company.
• Coordinates and communicates with Construction and Property Management, on various opportunities during the process.
Requirements
• Bachelor’s Degree in Construction Management, Construction, Civil Engineering or related field preferred.
• Minimum of five (5) years of experience as a Site/Construction Superintendent or related experience required. Experience must include:
• General knowledge of construction, plumbing, electrical, heating systems and drywall installation.
• Understanding of Underwriting
• Understanding of MLS and other real estate tools
• Property valuation/appraisal, trustee sales, and escrow transactions
• Minimum of two (2) years of experience with new home construction or rehab of single-family homes in a corporate environment preferred.
• Minimum of three (3) years of supervisory experience managing direct reports.
• Intermediate experience of Microsoft Office Suite (Word, Outlook, PowerPoint and Excel) and Dynamics CRM required.
• Working knowledge of Yardi Voyager preferred.
• Valid driver’s license required.
• Excellent verbal and written communication, planning, budgeting and business/financial analysis skills.
• Strong leadership, people management, negotiation, and problem-solving skills.
