Job Title: Maintenance Supervisor
Department: Maintenance
Position Type : Full Time
FLSA Status: Non-Exempt
Summary of Position:
The Maintenance Supervisor will oversee maintenance operations in a certain portfolio or property. The Maintenance Supervisor will train and supervise Maintenance Labor Associates. The Maintenance Supervisor reports to the Community Manager and the Regional Maintenance Supervisor.
Essential Responsibilities:
• Utilize experience in mechanical and electrical maintenance and construction for multi-family and commercial property including but not limited to:
• Plumbing maintenance and troubleshooting, with the ability to sweat copper pipe.
• Electrical wiring, outlet, and switch maintenance. Lighting fixture installation.
• Drywall and texturing installation and repair.
• Heating and Cooling and Ventilation troubleshooting and repair. Unit zone valve, transformer, and thermostat maintenance. Hot water and steam boiler troubleshooting and maintenance.
• Appliance installation, maintenance repair, and troubleshooting.
Work Order Processing
• Work with the property manager and staff to efficiently, timely, and cost-effectively complete maintenance work orders and apartment unit turns.
• Efficient materials planning and completion of maintenance unit turn to target one visit completion.
• Coordinate maintenance staff or vendors to ensure completion of resident maintenance requests within 24 hours or arrange with residents a suitable option.
• Ensure that vacant apartments are “made ready” within 7 days of the vacancy. Coordinate with cleaning and painting contractors as approved by Management Company.
Employee Management
• Provide mentoring and training to enhance employee value.
• Provide quick and decisive disciplinary action when required.
• Monitor, record, and ensure proper time reporting, quality/efficiency for work completion, and follow-up make ready completion.
Skills/ Training/ Requirements/ Ability/ Work Environment
Language Skills : Intermediate
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of the organization.
Mathematical Skills : Intermediate
Ability to add, subtract, multiply, and divide into all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent, and to draw and interpret bar graphs.
Reasoning Ability: Intermediate
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
Computer Skills : Intermediate
Specific software and applications required for this position are Entrata, Microsoft Office Suite
Education/ Experience Requirements : No Degree Required. 1 or more years of experience is preferred.
Specialized Training: Multi-Family property management experience is preferred.
Knowledge, Skills, and Abilities
Requires superior organization and communication skills. Ability to provide courteous and professional service to residents, property managers, and supervisors. Ability to maintain courteous and professional relations with vendors and other service providers. Must be honest in time reporting. Reliable and on-time to work.
Physical Demands : Ability to sit for extended periods of time. Ability to lift up to 50 lbs.
Work Environment: Outside around each property and inside resident units. The noise level is moderate. Movement includes but is not limited to walking, crouching, crawling, and lifting.
