Property Manager-Part Time
Cohen-Esrey Communities, LLC.  is currently seeking a part time Property Manager for our property at our Owensboro Property, located in Owensboro, KY.  The Property Manager is responsible for the successful day-to-day operations of the community while ensuring company standards are achieved and Cohen Esrey Core Values are delivered.

Basic Qualifications include:
• High School or GED
• 1+ years of experience in affordable property management
• Proven 2 + years with Microsoft Office
Preferred Qualifications include:
• 2 + years of experience in affordable property management
• Onesite experience a plus
• Proven 3 + years with Microsoft Office
• Proven 2+ years of experience in housing tax credit
• Proven 2+ years of sales/marketing experience
Responsibilities:
• Basic and enhanced property management competencies
• Creating a positive resident experience from move in to move out
• Building relationships that will support fulfilling current residents’ needs and requests and maximize our potential with new residents in the future
• Reviewing and updating market survey
• Monitoring expenses and staying within budget
• Setting and implementing goals to increase property performance
• Managing delinquencies
• Executing scheduled resident functions and activities
• Managing curb appeal and common areas according to CE standards
• Maintaining model and vacant ready units to CE standards
• Forecasting upcoming renewals and potential vacancies
• Developing and executing a marketing plan
• Complying with all applicable federal, state, county and city regulations
• Ensuring that all files are processed and maintained in a timely manner, including repayment agreements and special claims
• Overseeing timely unit turns
• Verifying completion and accuracy of work orders and ensuring that follow-up is completed with residents
• Obtaining bids and managing capital projects
• Processing invoices in a timely fashion
• Managing delinquencies and handling evictions regardless of reason for lease violation
• Reviewing and analyzing monthly financials
• Negotiating contracts
• Monitoring vendor performance and maintaining positive and productive vendor relationships
• Reporting to the owner/investor/asset managers according to the schedule required
• Maintaining confidentiality of customers personal information
• Screening, interviewing and selecting prospective candidates for hiring
• Onboarding all new team members
• Training and developing all team members
• Updating team member schedules in Time on Demand (TOD), correcting time card and approving/denying leave requests
• Completing annual performance reviews and merit increases on a timely basis
