Full Job Description GROUNDS MAINTENANCE JOB DESCRIPTION
Reports to: Grounds Supervisor and/or Maintenance Supervisor FLSA Status: Full-Time, Non-Exempt
The Mahaffey Apartment Company is Owner and Manager of over 8,500 apartment units in Florida. This job description is for Grounds Maintenance at Carlton Arms North. This position is located at our 694-unit community in North East Tampa on Fletcher Ave a few miles west of I-75. Built in 1984, this property is located on 75 lush acres of wooded lakefront and riverfront property on the Hillsborough River.
POSITION OVERVIEW
The responsibilities of the Grounds Maintenance position are detailed below. In this role, the individual should maintain a positive rapport with co-workers, residents and provide a high level of detailed follow-up with the Grounds Supervisor and/or Maintenance Supervisor. The Grounds Maintenance should display a proactive, positive attitude and perform all job functions as described below.
ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES
• Garbage collection and loose trash patrol
• Cleaning patios
• Moving furniture when necessary
• Empty pet waste stations
• Maintaining small hand tools and shop
• Pressure washing
• Cleaning of compactor area
• Checking sprinkler system and making repairs to heads, etc.
• Operating a forklift, tractor, golf cart and other equipment
• Planting flowers, shrubs and trees with miscellaneous trimming
• Removing excess vegetation from patios and fence lines
• Operating a pushing or riding mower and emptying the clippings onto the truck
• Operating blowers, edgers & street vacuum and other landscaping equipment
• Handling gasoline and other chemicals and property mixing the chemicals
• Spraying insecticides and maintaining the spray rig
• Climbing and working from a ladder for certain jobs
• Operating a chain saw
• Digging to repair broker water and sewer lines
• Making minor asphalt repairs to streets
• Painting patios/balconies
• Maintaining good communication and positive attitude with Co-Workers, Residents and Management
• Following safe workplace rules and practices in order to prevent on-the-job injuries.
• Working regular shifts and additional hours, when necessary, as directed by the Grounds Supervisor and/or Maintenance Supervisor.
• Performing other related tasks as needed
KNOWLEDGE, SKILL AND ABILITIES
• Ability to work a flexible schedule, including weekends
• Ability to resolve resident concerns while maintaining a friendly and professional demeanor
• Ability to apply sound decision-making
• Ability to demonstrate teamwork by assisting co-workers
• Ability to communicate professionally and adapt interpersonal skills to a variety of audiences
• Must have a valid Driver’s License
PHYSICAL DEMANDS
The physical demands described here are representative of those that must be met by an employee to successfully preform the essential job functions of this job. • Stand, walk, sit, use hands and fingers to handle, feel or grip, and reach with hands and arms while performing standard duties.
• Frequently required to climb stairs, walk, talk, hear, and drive a golf cart while on the property.
• Kneeling, squatting, bending, overhead reaching, stretching, twisting, climbing stairs and lifting up to 75 pounds.
• Frequently use common office equipment, telephone, computer, keyboard, mouse, two-way radio, and variety of different keys.
POSITION SPECIFICS & BENEFITS
• Full-time position; Monday through Friday 8:00 a.m. – 5:00 p.m.
• 96 hours PTO accrued in first year of service
• 136 hours of PTO after two years and above
• 176 hours of PTO after 7 years or more
• Health/Dental/Vision/Life Insurance available after 60-day waiting period
• Good background required
• 90-day probationary period
