This is an administrative vendor support position in an office environment.
JOB SUMMARY:
Directs and oversees activities pertaining to the construction and renovation of an assigned property in accordance with company policies, property documents and governmental regulations. Independent judgment is required to plan, prioritize, and organize diversified workload, recommends changes in practices or procedures. This individual will serve as subject matter expert by coaching and training vendors and team members on construction and repair practices. Independent judgment is required to plan, prioritize and organize a diversified workload.
ESSENTIAL JOB FUNCTIONS:
• Assist in vendor management confirming all necessary permits and establishing building budgets in accordance with client requirements.
• Work alongside the recruiting team to ensure proper contractor coverage as necessary to ensure timely completion of work orders.
• Interprets specifications and company policies to vendors.
• Assists in maintaining and overseeing service contracts, negotiates new contracts or terminates existing ones as required.
• Assists in the direction of construction operations and procedures.
• Assign and manage the completion of work orders by sub-contractors to ensure timeliness and accuracy of the completed work as needed.
• Manages subordinate staff in the day-to-day performance of their jobs.
• Train, develop, manage and evaluate direct reports.
• Participates in the interview/hiring/termination process as needed.
• Updates processes in according with department and company needs .
• Oversee payroll and PTO needs of direct reports.
• Regular and predictable attendance and punctuality are essential functions of the position in order to facilitate collaboration and teamwork, timely client interaction and working with company equipment during scheduled business hours.
• Other tasks as assigned.

EDUCATION & EXPERIENCE:
• Bachelor’s degree, single family and commercial construction, mortgage field services, property preservation, vendor management or equivalent work experience and/or education.
• Minimum 3 years of progressive experience in construction, 2 years of direct management.
• Proficient with Microsoft Office (Word, Excel, PowerPoint, Outlook).
• Strong communication skills; thorough and attentive to details; able to prioritize and multitask; proactive and deadline-oriented.
• Ability to read and understand work orders, safety rules, operating and maintenance instructions, and procedure manuals.
• Ability to interact effectively with clients, vendors and employees at all levels of the organization.
TRAVEL: Travel is required for training and client visits, as needed.
SUPERVISORY RESPONSIBILITIES: Supervision of other employees is exercised.
WORK ENVIRONMENT & PHYSICAL DEMANDS:
The incumbent typically works in an office environment and uses a computer, telephone and other office equipment as needed to perform duties. The noise level in the work environment is typical of that of an office. Incumbent may encounter frequent interruptions throughout the workday. The employee is regularly required to sit, talk, or hear; frequently required to use repetitive hand motion, handle or feel, and to stand, walk, reach, bend or lift up to 20 pounds. This position requires prolonged periods sitting at a desk and working on a computer. The physical demands are representative of those that must be met by an employee to successfully perform the essential functions of this job.
