INTRODUCTION:
The Groundskeeper/Maintenance person is a very important position at Condominium Associates (CA). This position is a full-time position working a set schedule according to the property’s specific needs.
BASIC FUNCTIONS:
Under the direct supervision of the Association Manager and the Maintenance Supervisor, the Groundskeeper/Maintenance is responsible for maintaining a clean working environment and community for all residents and to insure all areas are safe.
REQUIREMENT OF THE JOB:
The physical demands of the position are listed in accordance with the requirements of the ADA as:
1. Body Position:
Standing – 50% of the time
Walking – 20% of the time
Bending - 15% of the time
Stooping - 15% of the time
Sitting – Occasionally
2. Body Movements: Lifting and exerting force is required up to 30 pounds. Climb and work on ladders on occasion, work with arms raised over head, stand/walk for long periods of time, climb stairs, bend at waist and knees to lift mops, vacuums, move furniture, waste baskets, etc.
3. Senses: Vision - Close Vision and ability to Adjust Focus. Hearing - Ability to hear sufficient to converse in person and on the phone.
• Mental Requirements: Fluency in the English Language (read, write, and speak) is required as the overwhelming majority of customers, vendors, and employees communicate only in that language. Ability to communicate effectively, both verbally and in writing. Knowledgeable and skilled in the safe use of hand tools and small power tools.
5. Educational requirements: High School Graduate or GED certificate and experience with cleaning products.
6. Experience in Cleaning or Cleaning Equipment and ability to use cleaning products in a safe and effective manner.
REPORTING RELATIONSHIPS:
The Groundskeeper/Maintenance reports directly to the Association Manager. However, the Groundskeeper/Maintenance may also take direction on occasion from the Maintenance Supervisor in the absence of the Manager and/or the Board Members of the Property.
AUTHORITY:
The Groundskeeper/Maintenance is selected by the Association Manager and is delegated sufficient authority to accomplish the duties, responsibilities, goals and objectives that have been established for the functional position of Groundskeeper/Maintenance.

• The ability to work the schedule according to facility’s needs.
Working Conditions
• All staff members are allowed one 10-minute break in the morning and one 10-minutes break in the afternoon. This includes breaks for smoking. Since this position is full-time, lunch periods are unpaid. However, a lunch may be taken unpaid by leaving the maintenance shop or remaining in the shop and eating.
• In addition to the regularly scheduled hours, this position may require extended hours at night for emergency after hour calls or when situation warrant special cleaning projects.
• This position will work in an indoor/outdoor setting.
• This position requires the Groundskeeper/Maintenance to occasionally climb and work on ladders, work with arms raised over head, stand/walk for long periods of time, climb stairs, bend at waist and knees to garbage cans, mop buckets, vacuum cleaners, etc. Occasionally, after hours in regular schedule may be required with the approval of the Community Association Manager. Also, after hours emergencies with the approval of the Maintenance Supervisor or Association Manager.
SUPERVISORY RESPONSIBILITIES:
1. This position has no supervisory responsibilities.
DUTIES:
1. Clean and sanitize community breezeways.
2. Pressure Clean areas of the community.
3. Clean spiderwebs from community light fixtures.
4. Empty trash bins inside clubhouse/management office areas.
5. Wash, buff and vacuum floors.
6. Empty community trash cans and take to outside dumpster.
7. Maintain outside walk areas including sweeping debris and washing walkways.
8. Change lightbulbs in breezeway lights
9. Sometimes using ladders, dust and wash walls, clean ceilings and dust and polish light fixtures.
10. Wash and replace blinds
11. Remove stains from surfaces as rugs, drapes, walls and floors using appropriate chemicals and cleaning solutions.
12. Ensure that all operational and safety procedures are properly followed such as utilizing wet floor signs when appropriate.
13. Schedule and plan daily work assignments.
14. Perform other duties as assigned.
15. Establishes, maintains and continues to update facilities manual that identifies various protocols and/or standards designated for the facility.
Job Type: Full-time
Pay: $14.00 - $15.00 per hour
