MAINTENANCE TECH - GRADE C
Location: Roosevelt House I and II Apartments
Owensboro, KY
OVERVIEW OF THE POSITION:
This position is located in the Roosevelt House I and II Apartments, two buildings consisting of 220 units and 100 units of elderly housing. The position is integral in the smooth operation of the buildings. The individual in this position is responsible for everything that a prospective client and current resident see from the time they enter our building or leave their apartment home. That first impression tells a prospective resident more about the building's operation than any words could explain. This is an important position and is highly regarded within the organization. Not only is it imperative that the building is presented well to our guests, but our residents are entitled to a surrounding that they can be proud of and show off to their friends and family. Market ready apartments must be ready for a prospective resident to view. Oftentimes the cleanliness of the vacant apartment makes the sale. Safety of our residents is also an important aspect of our service, the Maintenance Technician C is involved in maintaining floors, elevators, places that could be of potential danger to our residents if not well maintained and serviced in a timely manner. This individual is also instrumental in maintaining the building through processing of resident's request in the form of work orders, performing preventive maintenance tasks, and making vacant apartments market ready. Income is directly related to the marketability of the building. Equally important to leasing apartments is resident retention. The number one reason an individual moves is due to lack of maintenance attention. It is our goal and responsibility to provide both residents and prospective residents with a building that not appears to be maintained, but is maintained with a high level of resident satisfaction.
RESPONSIBILITIES OF THE POSITION:
Lobbies, offices, and entries
· Daily both entries to the building must be cleaned and made to appear inviting
· Elevators are cleaned and vacuumed
· Offices are spot cleaned daily and thoroughly cleaned weekly
· The model apartment must be visited first thing everyday to insure its condition
· Lobbies are dusted, vacuumed, windows washed, and furniture straightened daily
· Tile floors in first floor common area are mopped daily
· Public restrooms are cleaned and stocked daily
· The basement is spot-cleaned daily and thoroughly cleaned once a week
· Several times during the day the path from the parking lot to the rental office should be checked and "spruced up" for any visitors that arrive late in the day.
Hallways, landings, and stairwells
· Hallways will be vacuumed at least weekly.
· Hallways are walked everyday to insure that any trash or items dropped by a resident are picked up.
· Trash rooms are cleaned daily
· At least quarterly baseboards and doors are wiped down in hallways
· Stairwells are swept and mopped weekly
Preventive Maintenance
· At the direction of the lead maintenance person, individual will perform work associated and scheduled on the preventive maintenance schedule designed exclusively for these buildings.
· Recording all work completed and updating records.
Make Ready Apartments
· Without income the buildings cannot serve the resident population. Make ready apartments are always the priority item in maintenance unless an emergency has occurred that will result in physical destruction of the site if not addressed.
· Drywall repair, patching, sanding, masking, and painting the interior of apartments for lease.
· Drywall, repair, patching, sanding, masking, and painting the interior of occupied apartments under our resident retention program.
· Performing maintenance items including shampooing carpets, stripping and waxing floors, and general cleaning if needed to make a unit market ready.
· During refurbishing of the apartment, the housekeeper will participate in the following: (list may not be all inclusive)
1. Thoroughly cleaning the range and refrigerator
2. Cleaning inside and outside of all cabinets and closets
3. Cleaning all fixtures in the bathroom and the bathtub
4. Stripping and mopping tile floors
5. Washing windows
6. Wiping down baseboards after painting, and cleaning window sills
7. Final vacuuming of the unit after all work is completed
Work Orders
· Resident retention is important to the overall financial viability of the building. Maintenance service or lack thereof, is the number one reason people leave or stay an apartment community.
· Completion of work orders in a timely fashion that is generated as a result of residents calling the office requesting maintenance in their apartment home.
· Assist in ordering supplies or picking up supplies to meet work order demands.
· Accountable for supplies and inventory that is issued to the building where employee is working.
· Prepare work orders from information gleaned during exterminating services, preventive maintenance calls, or bi-annual review.
· Keep lead maintenance person informed of status of on-going work in buildings.
Miscellaneous Items
· Responsible on a rotational basis for carrying the on-call emergency beeper.
· Electrical repairs on items such as appliances, fixtures, switches, outlets, breakers, circuits, etc.
· Working knowledge and ability to troubleshoot and repair problems with the domestic hot water system, cold water, plumbing risers, boilers/chiller systems, and HVAC systems.
· Performance of plumbing work such as clearing stoppages, replace fittings on fixtures, etc.
· Paint interior and exterior as needed or directed by management.
· Garbage removal from the building on a daily basis and cleaning area.
· Assist in resident social functions, i.e. set-up and teardown as well as participating in the social aspect of the function.
· Assisting in the preparation for reviews by Kentucky Housing Corporation, Department of Housing and Urban Development, the mortgage company, REAC, or the owner if requested by the manager or the maintenance lead person.
· Assisting residents during times of inclement weather. Clearing snow and ice on walkways and entries, parking lot, etc.
· Housekeeping/janitorial tasks in the absence of the responsible employee.
· Perform general upkeep of tile floors and assist in carpet replacement (or removal).
· Lawn maintenance and care if needed.
· Any other duties that may be assigned by the Manager or the Lead Maintenance person in order to insure a high level of quality service is being provided to our prospective and current resident population.
SKILLS REQUIRED FOR THE POSITION
· Ability to operate general cleaning equipment i.e. vacuum cleaner, floor stripper, industrial size mop and bucket.
· Reading and comprehension skills to interrupt directions on chemicals used in the building and manuals to explain operation of equipment.
· Basic math skills, adding and subtracting, in order to mix chemical solutions correctly with bases or water.
· Ability to work independent of direct supervision, following a checklist and organizing time efficiently.
· Ability to operate office machines, radio transmitter, and beeper system.
· Working knowledge of trades, such as plumbing, electricity, and carpentry, and ability to apply knowledge.
· Ability to meet deadlines.
· Ability to communicate clearly, concisely, and with empathy to persons of all ethnic and economic backgrounds.
· Ability to maintain information in a confidential manner.
EDUCATION and EXPERIENCE REQUIREMENTS
· High school diploma or GED
· One year of work experience in the maintenance field
· Certification in related maintenance fields such as plumbing, electrical, refrigeration is desirable or should be pursued during tenure of employment.
· Possession of a valid driver's license is essential. Employee must be insurable with company vehicle insurance and must be bondable.
PHYSICAL and ENVIRONMENTAL REQUIREMENTS
· Handling of equipment and materials that weigh up to 100 pounds.
· Moving and arranging furniture
· Bending, kneeling, stretching, walking, standing up to 8 hours daily
· Pushing or pulling equipment in a stooped over position such as a vacuum or mop
· Crawling or laying to work in small, cramped areas
· Work is routinely performed in a climate that is consistent with that normally found in a commercial type building i.e. 70-72 degrees year round. During severe weather, some work may be performed for limited amount of time outside in a colder temperature or in the summer in a hotter temperature.
· Areas are well lit and ventilated.
LEVEL OF INFORMATION SENSITIVITY
· Generally this position will not involve work that requires knowledge of a confidential nature.
· High-level of confidentiality as it relates to the economic and physical well being of our residents.

· Employee must be a member of the bargaining-unit. This is a union position.
