We are seeking a Maintenance Tech who will be responsible for all exterior maintenance of the buildings (resident and amenities) & grounds (pools, sidewalks, walkways, carports, common areas) and occasional damage repair to interior components of same, including but not limited to:
Job Duties:
Scraping & Painting, Cleaning & Pressure-washing
Sealing, Repairing
Compactor & Recycle Bins policing, cleaning, monitoring, etc.
Building & remodeling
Electrical (minor - lights, switches, low-voltage equipment, etc.)
Troubleshooting leaks, issues, etc.
Squirrel & Bat abatement (occasional)
A/C line maintenance
Irrigation repairs (minor – sprinkler heads, small pipes, etc.)
Locks & key work, duplication, etc.
Spraying for insects, bees, etc.
Monitoring Lift Station
Access control for vendors
Hauling to landfill transfer station
Acquiring materials from local suppliers, hauling to property, etc.
Pools cleanliness & chemical management (CPO Certified)
Minor excavation & grounds work
Responding after-hours for Maintenance emergencies (lift station, compactor, pools, etc.)
Maintaining equipment inventory
Creating spreadsheets for projects, project status, needs and other information as requested.
Submitting daily work logs at week’s end to Property Mgr. (handwritten or PC).
Any other reasonable areas of work within the property and/or duties as instructed by the Property Manager or Office Administrator.
Job Requirements:
Florida Certified Pool Operator (CPO). Working knowledge of computers and related MS Office software (Word, Excel) is needed for Work Orders and other related reports.  Typical tools for construction, plumbing, remodeling, HVAC, electrical, digging, pool maintenance, etc. including both hand and power tools, generators, vacuums, pressure-washers, sprayers, ladders, scaffolds, platforms, golf carts, etc. NOTE: Some use of caustic and/or potentially irritating chemicals, liquids and compounds are necessary during certain tasks. Protective equipment will be provided (masks, various gloves, goggles)
Business Hours 8:00 am to 5:00 pm, Monday through Friday – Some Saturdays/Holidays & On-Call for emergencies.
