Regional Area Manager- 1003DA
POSITION DESCRIPTION:
A Regional Area Manager is responsible for all maintenance tasks within all branches. He or she is not scheduled to be productive, though some time may be spent in productive tasks if needed.
The Regional Area Manager will be responsible for the region's managers' interviewing, hiring and onboarding crews. The Regional Area Manager is responsible for training, supervision (to include disciplinary actions) and safety.
The Regional Area Manager also interfaces with the customer to ensure customer satisfaction with our work. The overall goal and first priority of the Site Manager is to become an important resource for the customer. He or she is to have the best interests of the customer in mind for all scheduling decisions.
This is a multi state region so traveling will be a job requirement.
MINIMUM QUALIFICATIONS:
Experience in building maintenance operations. Prefer experience managing large cleaning crews in multiple locations.
Good people skills.
Ability to interface with customer(s) is essential.
Must have valid driver's license and good driving record.
Experience with popular word processing program required. Microsoft Word for Windows referred.
Ability to communicate both oral and written required.
Familiar with Occupational Safety Health Administration (OSHA) safety rules and regulations.
Ability to effectively deal with customers, employees, potential employees, and regulating government representatives essential.
PHYSICAL REQUIREMENTS:
Visual acuity to the extent that the person can see dirt on floors, windows improperly cleaned, dust on tables. Etc. Hearing/speaking ability to the extent that the person can converse with customers, employees and prospective employees in person and on the telephone. Ability to develop and conduct training programs. Ability to the extent that the person can identify safety hazards such as frayed cords, wet floors, etc. Ability to converse over the phone with District Managers, OSHA personnel, INS Personnel, insurance company representatives, etc. Because demonstration is the preferred method if instruction, and on occasion involving new job starts (most commonly during start-ups of larger jobs), the incumbent must be able to life 40 pounds and perform cleaning duties involving lifting, standing, bending and twisting.
RESPONSIBILITIES:
Manage projects effectively and develop new goals and objectives within the realm of our business.
To achieve the required margin level.
To deliver the product or service to meet or exceed our customer's needs, expectations and standards.
To develop key personnel and strive to ensure their success.
GOALS:
Improving customer relations
o Establish contact schedule within given area
o Customer interaction/responsive to customer needs
o Read customer Communications Log and respond as needed
o Periodic inspections of account
o Communicate all changes in cleaning specifications or procedures
Develop Supervisors
o Ensure training of subordinate employees
o Interact regularly with corporate and maintain training standards
o Identify and train future supervisors
Maintaining operational control of the account
o Maintain account file
o Keep operations manual up to date
o Establish and maintain project scheduling
Administer personnel related policies
o Keep employee grievances to a minimum
o Provide regular interaction with corporate HR so as to prevent/resolve issues
o Conduct disciplinary actions in a timely fashion and in accordance with company policy
Any other duties as assigned.
ORGANIZATIONAL RELATIONSHIPS:
The Regional Area Manager is supervised by the Division Vice President for assignment, guidance, evaluation and problem solving. Since there is daily telephone and in-person contact with internal and external customers, a harmonious and cooperative attitude must be maintained.
Salary will be commensurate with experience. This position is benefits eligible, to include PTO, Medical/Dental/Life Insurance, 401(k) and more.
